D03-2023-044          Location:         296 Angeline Street South

The purpose of the application is for a lot addition from the subject lot at 296 Angeline Street South to the abutting lot to the south at 354 Angeline Street South. The transfer will provide the Lindsay Fairgrounds with additional waterfront access to the Scugog River and opportunities for recreational uses. The vacant parcel to be severed is +/- 2.9 hectares; the agricultural parcel to be retained is +/- 32.73 hectares and contains a single detached dwelling, barn and shed structures. The site is subject to a Minister’s Zoning Order for future residential uses.

The purpose of the applications is to create two (2) new lots and thirteen (13) easements to facilitate a commercial development across the subject site of +/- 7.34 hectares.

Severed parcel 1 “Parcel A”: +/- 3.21 ha for a large format retail hardware store;

Severed parcel 2 “Parcel C”: +/- 0.89 ha for a retail plaza and quick service restaurant;

Retained parcel “Parcel B”: +/- 3.24 ha for a large format retail store, retail plaza, quick service restaurant, and a stormwater management pond; and,

Easements (13): for access, servicing and maintenance purposes.

 

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
