D03-2023-032 Location: Durham Street East

The purpose of the proposed consents is to permit five (5) vacant residential lots on LT 1 and 2 E/S Lindsay Street Park Lot F PL 9P in Lindsay.
The lands are zoned R3 (H2) being Residential Three with a Holding provision; and It is proposed that the lots would consist of the following parcels:
- Lot 1, having frontage of 18 metres on Durham Street East by approximately 30.7 metres in Depth and Area of about 557.2 sq. metres,
- Lot 2, having frontage of 10.5 metres on Durham Street East by approximately 30.8 metres in Depth and Area of about 323.4 sq. metres,
- Lot 3, having frontage of 10.5 metres on Durham Street East by approximately 30.85 metres in Depth and Area of about 323.9 sq. metres,
- Lot 4, having frontage of 10.5 metres on Durham Street East by approximately 30.92 metres in Depth and Area of about 324.7 sq. metres,
- Lot 5, having frontage of 10.5 metres on Durham Street East by approximately 30.98 metres in Depth and Area of about 325.3 sq. metres, and
- the retained lands consisting of Lot 1 W/S Duke Street being a vacant residential parcel, having frontage of approximately 15.93 metres (52.267 feet) on Duke Street and Area of about 949 sq. metres (10,220 sq. feet), would remain.
D03-2023-037 Location: Vacant Land, North Portage Range
Pt S Pt Lots 43 and 45 and Pt Lot 44 and 46
Concession North of Portage Road (NPR)

The purpose of the application is to create a new lot from Part of South Part Lot 43, Concession NPR in the Hamlet of Kirkfield. The subject lands have approximately 25.56 metres (83.9 feet) frontage on Water Street, 10.4 meters (34.1 feet) at a second location on Water Street and 20 m (65.6 feet) frontage at a third location on Portage Road (County Road 48), and is approximately 31.4 hectares (77.6 acres) in area.
The proposed vacant severed parcel would have approximately 25.56 metres (83.9 feet) of frontage on Water Street, would be irregular in shape and be about 0.765 hectares (1.89 acres) in size.
The retained lands would consist of the remaining Part of Lots 43, 44, 45 and 46 Con NPR and have approximately 10.4 metres (34.1 feet) of frontage on Water Street, about 20 metres (65.6 feet) frontage on Portage Road (County Road #48) and would be about, 30.6 hectares (75.6 acres) in area.
D03-2023-038 Location: 75 St. Alban’s Road

The purpose of the proposed consent is to permit the creation of an agricultural surplus dwelling lot at 75 St. Alban’s Road. The existing lands contain a single detached dwelling, swimming pool and shed on approximately 41 hectare (102 acres) of farm land. The owner of the farm operation resides in another dwelling and owns additional non-abutting farm land and the dwelling that is subject of this application is surplus to his use.
Through the severance, approximately 1.0 hectare (2.5 acre) would be severed from the farm parcel at 75 St. Alban’s Road to contain the existing dwelling, swimming pool, shed and septic system with about 135 metres (449.9 feet) of frontage on St. Alban’s Road and depth of about 75 metres (249.1 feet).
The retained parcel would consist of 40 hectares (98.8 acres) of vacant farm land that would be rezoned as part of this application, to prohibit future dwellings on the retained lands.
D03-2023-040 Location: Vacant lot, CKL Road 41 and North Mountain Road
N. Part Lot 9, Concession 4

The purpose of the application is for a lot addition to address encroaching sheds and driveway on Concession 4 N. Pt. Lot 9, the contributing property of approximately 21.76 hectares (54.4 acres) in area.
The proposed lot addition would involve the severance of a L-shaped parcel from Con 4 N. Pt. Lot 9 having about 19.45 metres (63.8 feet) frontage on County Road 41, depth of 147.34 metres (483.4 feet) and width of 52.95 metres (173.7 feet) and having an area of approximately 0.47 hectares (1.16 acres). This would result in an increase in the size of 372 County Road 41 (Con.4 N. Pt. Lot 9-57R9916 Part 6), the benefitting property to about 0.78 hectares (1.92 acres).
The retained lands at Con 4, N. Pt Lot 9 would be approximately 21.29 hectares (52.6 acres) in area.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
