Notice of Applications for Consent to Convey Land

The purpose of the proposed consent is to sever the property municipally addressed as 25 Melbourne Street East, Lindsay, to create one (1) new residential lot to contain a future single detached dwelling.
The subject property is +/- 1,007.5 square metres (+/-10,844.6 square feet) in size with +/- 25.1 metres (+/- 82.3 feet) of frontage on Melbourne Street East. The lot is +/- 40.1 metres (131.6 feet) deep. The lot currently contains a single detached dwelling and a detached garage.
The lot to be severed is +/- 412.8 square metres (+/- 4,443.3 square feet) in size with +/- 10.3 metres (+/- 33.8 feet) of frontage on Melbourne Street East and is to contain a future single detached dwelling.
The retained lot is +/- 594.7 square metres (+/- 6,401.3 square feet) in size with +/- 14.8 metres (+/- 48.6 feet) of frontage on Melbourne Street East. The existing single detached dwelling is to remain on the retained lot, and the detached garage is to be demolished.
A Minor Variance application (file number D20-2024-087) has been submitted and is being processed concurrently with the consent application.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
