Notice of Applications for Consent to Convey Land
D03-2023-032 to 035 Location: Durham Street East
Lot 1 and 2 E/S Lindsay Street, and Lot 1 W/S Duke Street, Park Block F, PL 9P

This Notice proposes a revised development concept to the August 3, 2023 Notice. The purpose of the proposed consents is to permit the creation of four (4) residential building lots on the subject lands, leaving the retained parcel for continued commercial parking permissions for the adjacent commercial uses. The lands are zoned R3 (H2) being Residential Three with a Holding provision; and
it is proposed that the lots would consist of the following approximate parcel sizes:
Lot 1: Frontage of 18.6 m; Area of 517 sq m; inclusive of 3 m road widening for Lindsay Street South and daylight triangle of 9m x 12m;
Lot 2: Frontage of 12.8 m; Area of 394 sq m;
Lot 3: Frontage of 12.8 m; Area of 395 sq m;
Lot 4: Frontage of 12.8 m; Area of 400 sq m;
Retained Parcel: Frontage of 15.9 m (Duke Street); Area of 950 sq m. The retained lands will continue to be used as parking for the adjacent commercial uses on the north side of Durham Street East. The adjacent existing commercial lot is under common ownership as the subject lands; a merger agreement is proposed as a condition of consent to continue the existing parking permissions.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.If you wish to be notified of the recommendation and/or the decision of the City of Kawartha Lakes in respect of a proposed consent, you must make a written request to the City of Kawartha Lakes, c/o Development Services – Planning Division, 180 Kent Street West, Lindsay, ON K9V 2Y6 or by email to planningadmin@kawarthalakes.ca.
