The applicant is proposing to create three (3) new severed waterfront lots as well as a private road on the subject lands known legally as Part Lot 52 Concession on Front  Range Parts 1-5, 57R6496; S/T R341642; S/T Beneficiaries Interest in R297581; Former Township of Somerville, City of Kawartha Lakes. Access to the three new lots would be via a proposed right-of-way over the retained lot from Shadow Lake Road 20. The balance of the lands will be retained on the retained lot.

The subject lands are currently approx. 10.74 hectares. Severed lot 1 would have approx. 56.2 metres of frontage on Silver Lake and a lot area of approx. 0.62 hectares (1.52 acres). Severed lot 2 would have approx. 37.6 metres of frontage on Silver Lake and a lot area of approx. 0.52 hectares (1.28 acres). Severed lot 3 would have approx. 33.7 metres of frontage on Silver Lake and a lot area of approx. 0.52 hectares (1.28 acres). The retained lot would contain an existing detached residential structures and have approx. 215 metres of frontage onto Baseline Road (CKL Road 42) and approx. 409 metres along Shadow Lake Road 20, where the retained lot will continue to be accessed from.

The three severed parcels are designed to accommodate single detached residential homes, each with its own private septic system and well. An Official Plan and Zoning By-law.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
