The purpose of the consent applications is to facilitate the severance of the property to create three (3) new residential lots, each to contain a future single detached dwelling. From North to South, the proposed lots are referred to as Lot 1, Lot 2, and Lot 3. The retained lot is to be the southern most lot.

A Minor Variance application (D20-2024-102) has been submitted and is being processed concurrently with the Consent applications.

Original Lot

The property municipally addressed as 100 Reid Street is +/- 2,784.42 square metres in size with +/- 60.85 metres of frontage on Reid Street. The property currently contains a single detached dwelling with an attached garage and breezeway. The dwelling is to remain on the property, and the attached garage and breezeway are to be removed.

Lot 1 (D03-2024-059)

Proposed Lot 1 is to be +/- 641.92 square metres in size with +/- 13.46 metres of frontage on Reid Street, and is to contain a future single detached dwelling.

Lot 2 (D03-2024-060)

Proposed Lot 2 is to be +/- 615.3 square metres in size with +/- 13.46 metres of frontage on Reid Street, and is to contain a future single detached dwelling.

Lot 3 (D03-2024-061)

Proposed Lot 3 is to be +/- 615.35 square metres in size with +/- 13.46 metres of frontage on Reid Street, and is to contain a future single detached dwelling.

Retained Lot

As a result of the proposed severances, the retained lot is to be +/- 911.85 square metres in size with  +/- 20.48 metres of frontage on Reid Street, and is to contain the existing single detached dwelling.  

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
