D03-2025-002          Location:        70 Orange Corners Road

                                                           Concession 1, Pt Lot 19, RP 57R7316; Part 1

                                                           Geographic Township of Emily, Ward 6

The purpose of the application is to permit a lot addition to 15 Trillium Court, Emily.

The subject lands are known as 70 Orange Corners Road described as Part South 1/2 Lot 19, Concession 1; 57R-7316 and have an area of approximately 1.6 hectares (3.96 acre); with about 45.7 metres (150 feet) abutting Orange Corners Road.

Through the severance, approximately 4613 square metres (1.14 acre) would be severed from 70 Orange Corners Road and the resulting parcel would have no frontage on a road.  The proposed severed parcel is vacant Rural Residential Type One, with Exception 16 provision (RR1-16) Zone.  The severed parcel would be merged with abutting lands at 15 Trillium Court.  

The retained parcel would consist of about 1.14 ha (2.82 acres) and frontage on Orange Corners Road would remain unchanged.  A Minor Variance would be required to address a resulting deficiency of 0.16 hectares (0.4 acre) from the minimum lot area in the RR1-16 Zone (retained parcel), and can be required as a condition of consent

The benefitting parcel at 15 Trillium Court would increase in size from 0.58 hectares (1.44 acres) to about 1 hectare (2.58 acres) and frontage on Trillium Court would remain unchanged.

D03-2025-003          Location:        155 Monarch Road (new lot)

The purpose of the application is to create a new farm surplus dwelling lot at 155 Monarch Road, Ops.

The subject lands consist of Part S1/2 Lot 13, Concession 2, Township of Ops, and have a combined area of approximately 39 hectares (96.4 acres). The parcel has about 305 metres abutting Monarch Road, on the east side; and approximately 172 metres abutting Elm Tree Road on the west side.   The lands contain an existing dwelling, shed and water well.

Through the severance, approximately 1 hectare (2.47 acre) would be severed from the subject lands with frontage of about 74 metres on Monarch Road.  The severed parcel would contain the dwelling and shed.

The retained parcel would be about 38 hectares (95 acre) in size, would have frontage of approximately 231.3 metres on Monarch Road; and would contain the existing water well  that currently serves 155 Monarch Road.  A companion application for an easement D03-2024-004, is included for access and maintenance of the water supply on the retained parcel.  No new development is proposed.

D03-2025-004          Location:        155 Monarch Road (easement)

The purpose of the application is to create an easement that would provide access and maintenance of a water well, pump, piping and other equipment associated with the water supply to the dwelling at 155 Monarch Road, Ops.

The subject lands consist of the retained parcel resulting from application D03-2024-003, being Part S1/2 Lot 13, Concession 2, Township of Ops, having a combined area of approximately 38 hectares (93.9 acres). The parcel has about 231.3 metres abutting Monarch Road, on the east side. The lands contain a water well and associated pipes, etc.

The proposed easement over, under and through the subject lands would involve about 0.16 hectares (0.4 acres) and be approximately 6.1 metres (20 feet) wide and about 266 metres (873 feet) in length, and would contain the existing water well, pipes, etc., that currently serve the dwelling at 155 Monarch Road. No new development is proposed.

D03-2025-005          Location:        714 Prospect Road

                                                           Part Lot 12, Concession 5

The purpose of the application is to create one new vacant agricultural lot with frontage on Sandringham Road.

The subject lands consist of Part Lot 12, Concession 5, Township of Eldon, and have a combined area of approximately 79 hectares (195 acre). The parcel has about 604 metres abutting Prospect Road, on the west side; and approximately 555 metres abutting Sandringham Road on the east side. The west half of Lot 12 contains an existing dwelling, barn and two sheds.

Through the severance, approximately 40 hectares (99 acre) would be severed from the subject lands with frontage of about 555 metres on Sandringham Road. The proposed severed parcel would be a new vacant agricultural lot.

The retained parcel would be about 39 hectares (96 acre) in size, would have frontage of approximately 604 metres on Prospect Road; and would contain the existing dwelling, barn and two sheds at 714 Prospect Road. No new development is proposed.

D03-2025-006         Location:  West Side Logie Street (2 Lot Additions)
and D03-2025-007                    Part of Park Lots 4, 5, 6 west of Logie Street, Plan 15P;

                                                    and Part of Lot 20, Concession 6

                                                    Geographic Township of Ops, Ward 7

The purpose of the application is to reconfigure the subject lands, by way of two lot additions/lot-line adjustments; in order to, provide lot frontage for two parcels of land on the west side of Logie Street, between Kawartha Drive to the north, and Eastview Road, to the south.

The subject lands consist of:

Firstly, Part of Lot 20 Concession 6, Ops, W/S Logie; and,

Secondly, Part Park Lots 4 to 6, Plan 15P.

The lands have a combined area of approximately 8480 square metres (2.1 acre); and have about 127 metres abutting Logie Street and is currently vacant land.

LOT ADDITION # 1, D03-2024-006

Through the severance, approximately 4110 square metres (1 acre) would be severed from the parcel described as Part of Park Lot 5 and Park Lot 6, Plan 15P,  having no frontage on a public road.  The proposed severed parcel is vacant Residential Type One, with a Holding Three provision (R1-H3) Zoned lands. The severed parcel would be merged with abutting lands to the east, described as Part Lot 20, Concessions 6, geographic Township of Ops., having approximately 127 metres abutting Logie Street.   The retained parcel would consist of about 2490 square meters (2.3 acres) with 294 metres abutting Logie Street.

LOT ADDITION # 2, D03-2024-007

Through the severance, approximately 490 square metres (0.12 acre) would be severed from the parcel described as Part Lot 20 Concession 6, Ops with frontage of about 35 metres (115 feet) on Logie Street. The proposed severed parcel is vacant Residential Type One, with a Holding Three provision (R1-H3) Zone on the lands. The severed parcel would be merged with abutting lands to the west described as Part of Park Lot 4 and Park Lot 5.  The retained parcel would consist of 1389 square meters (0.34 acres) with 90 metres abutting Logie Street.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
