Notice of Applications for Consent to Convey Land
D03-2024-073 Location: 354 Angeline Street South
Part Lot 16, Concession 5
Geographic Township of Ops, Ward 7
Owner: Lindsay Agricultural Society
Applicant: Michael Testaguzza, The Biglieri Group
The purpose of the proposed consent is to realign an existing lot line to allow a remnant parcel (Part Lot 16, Concession 5, Geographic Township of Ops; Plan 57R-11178) to be conveyed to the owner of lands located at 368-388 Angeline Street South (Benefitting Lands).
A future Zoning Bylaw Amendment is required to zone the remnant parcel to the appropriate zone of the Benefitting Lands, under a separate application (to facilitate highway commercial development). The Subject Lands have an approximate combined area of 454,075 square metres (45.4 ha), approximately 95 metres of frontage along Angeline Street South, and 570 metres of frontage along Highway 7. There are no proposed changes to the uses or structures at 354 Angeline Street South (Subject Lands).
Through the severance, approximately 3035.63 square metres (0.30 ha) would be severed from the Subject Lands, creating a frontage of about 42.96 metres on Angeline Street South. The proposed severed parcel has no buildings and/or structures, and the uses currently comprise of vacant land/occasional outdoor parking.
The retained parcel would be approximately 451,039.4 square metres (45.10 ha) in size and would have a frontage of approximately 54.5 metres on Angeline Street South.
