The purpose of the proposed consent is to address an existing encroachment at 40 Ellice Street, by permitting a lot line adjustment and transfer of a portion of subject land (legally described as Plan 57, Lots 175-180) to 40 Ellice Street (legally described as Part Lot D, Plan 57) in the Geographic Township of Fenelon Falls, now City of Kawartha Lakes.
The subject land is a consolidation of properties at the eastern terminus of Green Street East and encompasses an area of approximately 5.25 hectares (12.9 ac).
The benefitting land at 40 Ellice Street is approximately 404.7 square metres, with 39.82 metres abutting the subject land, and approximately 29.5 metres of frontage along Ellice Street.
The proposed severed land would be approximately 516.3 square meters, and contains a portion of the single detached dwelling, two sheds, and a fence located on the benefitting property at 40 Ellice Street.
As a result of the consent, the benefitting land would be approximately 921 square metres (0.09 ha). The retained lands at Lot 22 Concession 10 would be approximately 5.19 hectares (12.28 ac).

The purpose of the consent is to permit the creation of 3 new residential lots at 9 Farmingdale Lane (legally described Part Lot A, Concession 1, Part of Lot 1, WB Range, in the Township of Bexley, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 92.18 hectares (228 ac) and has approximately 1,200 metres of frontage along Highgate Road and Homewood Park Road. Related to this application is OPA File D01-2024-002, Report PLAN2024-048 approved on July 23, 2024.
The proposed severed lands would be approximately 1.98 hectares (4.90 acres), 1.93 hectares (4.76 acres), and 1.57 hectares (3.90 acres) with approximate frontages of 95.1 metres, 96 metres, and 135.7 respectively on Homewood Park Road. The severed lands are currently vacant.
The retained land would be approximately 86.7 hectares (213 acres) in size, with a frontage of approximately 874 metres on along Highgate Road and Homewood Park Road. The retained land contains a single detached dwelling, and barn, and is accessed via Homework Park Road.
D03-2025-013 Location: 578 Eldon Road and 995 Salem Road

The purpose of the consent is for the creation of a new lot at 995 Salem Road (legally described as Part of Lots 16 and 17, Concession 6, in the Geographic Township of Mariposa, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 105 hectares and has 972 metres of frontage along Salem Road, and approximately 802 m on Eldon Road. No development is proposed as part of this Consent Application.
The proposed severed land would be approximately 40 hectares with approximately 489 metres of frontage along Salem Road. The severed land contains a single detached dwelling, and barn, and is accessed via Salem Road.
The retained land would be approximately 64 hectares in size, with a frontage of approximately 483 metres on Salem Road, and approximately 802 metres on Eldon Road. The retained land contains a single detached dwelling and a barn and is accessed via Eldon Road.
D03-2025-015 Location: 857 Cottingham Road
Lot 22, Concession 3

The purpose of the consent is for the creation of a new lot at 857 Cottingham Road (legally described as Lot 22, Concession 3, in the Geographic Township of Emily, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 4674.88 square metres (0.46 hectares) and has 92.97 metres of frontage along Cottingham Road. The applicant plans to construct a dwelling on the severed property.
The proposed severed land would be approximately 2209.16 square meters (0.22 ha) with a frontage of 44.29 metres on Cottingham Road. There are no buildings, wells or septic systems currently on the severed lands.
The retained land would be approximately 2465.72 square metres (0.24 ha) in size, with a frontage of 48.68 metres on Cottingham Road. The retained land contains a single detached dwelling, garage, well, and septic system, and is accessed via Cottingham Road.
D03-2025-016 Location: 3598 and 3600 Highway 35
Part Lot 2, Concession 4

The purpose of the consent is for the creation of a new lot, which the applicant has indicated is a rectification to an error of merged titles, at 3600 Highway 35 (legally described as Part Lot 2, Part 1, Concession 4, in the Geographic Township of Fenelon, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 9,518.9 square metres (0.95 hectares) and has approximately 212 metres of frontage along Highway 35. No development is proposed as part of this application.
The proposed severed lands would be approximately 6,910 square metres, with approximately 182 metres of frontage along Highway 35. The severed land contains a single detached dwelling, and shed, and is accessed via Highway 35.
The retained land would be approximately 2608.9 square metres (0.26 hectares) in size, with approximately 30.5 m of frontage along Highway 35. The retained land contains a single detached dwelling and is accessed via Highway 35.
D03-2025-020 Location: 2666 Highway 7
Part of Lots 13 to 15, Concession 7

The subject lands contain a single detached dwelling, shed, garage, barn, well and septic system on approximately 74.8 hectares (185 acres) of land. Through the severance, approximately 0.4 hectares (1 acres) of non-farm residential land would be severed from the subject lands to contain the existing dwelling, garage, shed, well, and septic system, with approximately 53.76 metres of frontage onto Highway 7.
The retained agricultural parcel would be approximately 74.4 hectares (184 acres) with approximately 1,917.72 metres of frontage onto Highway 7 and would contain the existing barn. In addition, the retained parcel would be subject to a separate rezoning application process, to prohibit future dwellings on the retained lands in accordance with the Official Plan.
D03-2024-065 Location: 28 King Street
Lot 1, Concession 3; 57R-3722 Part 1

The purpose of the consent is for creation of a new residential lot at 28 King Street, Woodville.
The Subject lands contain an existing dwelling and several farm structures, on approximately 2.0 hectares of land in the hamlet area of Woodville, the lands are irregular in shape and has split frontage on King Street of about 96.5 metres.
Through the severance, approximately 1.3 hectares of vacant land would be severed from 28 King Street to contain a new dwelling with about 68.6 metres of frontage on King Street.
The retained parcel containing the existing dwelling and farm structures would be approximately 0.7 hectares with 27.9 metres of frontage on King Street. No new development is proposed on the retained parcel.
