D03-2025-014 Location: Gray Road and Highway 35 Part Lot 10, Concession 7

The purpose of the consent is for the validation of title for the Subject Land at 913 Highway 35 (legally described as Part of Lot 10, Concession 7), Manvers, now City of Kawartha Lakes.
In 1989, the applicant conveyed a small lot on the property (the severed land), 601 Gray Road (legally described as Part of Lot 10, Concession 7, Part Lot 1), to Bell Canada. The conveyed lands contain a Bell Canada operated substation. The Grant of Easement obtained through the Consent was never formally registered and is considered invalid, and as such, the title of the Subject Land remains unvalidated.
The Subject Land encompasses an area of approximately 21.6 hectares with 264 metres of frontage along Gray Road, and approximately 1050 m on Highway 35. No development is proposed as part of this Consent Application.
The proposed severed land is approximately 930 square metres, with approximately 30.5 metres of frontage along Gray Road. The severed land contains a single structure operated by Bell Canada.
The retained land would be approximately 21.5 hectares in size, with a frontage of approximately 234 metres Gray Road, and approximately 1050 metres on Highway 35. The retained land contains four structures: a house, garage, and two sheds, and is accessed via Highway 35.
D03-2025-021 Location: 0 Cedar Tree Road
Part Lots 23 – 25, Concession 6

The purpose of the consent application is to transfer a portion of the subject land, legally described as Concession 6 West Part Lot 25, Verulam to provide an easement/right-of-way for access to the benefitting lands, legally described as Part Lot 23-25 Concession 6, Parts 1, 2 & 3, Verulam, in the Geographic Township of Verulam, now the City of Kawartha Lakes.
The subject land, zoned Agricultural and Environmental Protection in the Township of Verulam Zoning By-law, is approximately 43 hectares (430,844 sq. m) in size with frontage along Cedar Tree Road.
The benefitting land, zoned Agricultural and Environmental Protection in the Township of Verulam Zoning By-law, is approximately 45.7 hectares (456,976 sq. m) with no existing frontage to City of Kawartha Lakes roads.
The proposed severed lands would be approximately 202 sq. m, with a length of approximately 20 m, and a width of approximately 10 m, at the existing entrance to 710 Cedar Tree Road. The proposed severance will result in a shared right-of-way, providing access to both 710 Cedar Tree Road and the benefitting lands. As a result of the severance, the benefitting land would be approximately 45.7 hectares (457,178 sq. m).

The purpose of the proposed consent is to permit eleven (11) lot additions to eleven (11) individual waterfront properties on Daytonia Beach Road.
The subject lands, legally described as Lot 13, Concession 9, Part 2, Fenelon are about 3.28 hectares (8.1 acres) in size and have approximately 412 metres fronting onto Daytonia Beach Road. The subject lands are generally wooded with some existing cleared areas and accessory structures.

Through the severance, approximately 2190.77 square metres (0.542 acre) of land would be transferred from the subject lands to 88 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 2145.85 square metres (0.530 acre) of land would be transferred from the subject lands to 86 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 2101.38 square metres (0.766 acre) of land would be transferred from the subject lands to 84 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 4177.67 square metres (1.032 acre) of land would be transferred from the subject lands to 82 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 3989.84 square metres (0.986 acre) of land would be transferred from the subject lands to 80 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 2594.89 square metres (0.641 acre) of land would be transferred from the subject lands to 78 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 2508.79 square metres (0.620 acre) of land would be transferred from the subject lands to 76 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 2405.25 square metres (0.594 acre) of land would be transferred from the subject lands to 74 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 5670.26 square metres (1.401 acre) of land would be transferred from the subject lands to 72 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.

Through the severance, approximately 1640.80 square metres (0.405 acre) of land would be transferred from the subject lands to 70 Daytonia Beach Road (the benefitting lot). The lands proposed to be severed are vacant.
D03-2025-032, Lot Addition #11
The Retained parcel (referred to as Lot Addition # 11), would be approximately 3355.21 square metres (0.829 acre) in size and would be transferred to 68 Daytonia Beach Road that contains an existing dwelling and accessory structure. No new development is proposed.
D03-2025-033 Location: 41 The Avenue
Part Lot 2, Concession 14

The purpose of the consent is for the creation of a new lot at 41 The Avenue (legally described as Part of E1/2, Lot 2, Concession 14, in the Geographic Township of Somerville, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 108779.5 square metres (10.88 hectares) and has 20.12 metres of frontage along The Avenue. No development is proposed as part of this Consent Application.
The proposed severed land would be approximately 40589.97 square meters (4.06 ha) with a frontage of 20.12 metres on Crego Street. The severed land currently has no uses and is vacant.
The retained land would be approximately 68189.531 square metres (6.82 ha) in size, with a frontage of 20.12 metres along The Avenue. The retained land contains a single detached dwelling, barn, well, and septic system.
