Notice of Applications for Consent to Convey Land
D03-2023-011 Location: 130 Hilton’s Point Road
Lot 5, Plan 240, Shore Road Allowance

The purpose of the proposed consent is to address encroachment issues, as the shed and septic system belonging to 132 Hilton’s Point Road West is partially encroaching onto the abutting lot to the east.
Through the severance, land would be transferred from 130 Hilton’s Point Road West, to the benefitting lot addressed as 132 Hilton’s Point Road W.
The portion of 130 Hilton’s Point Road proposed for the severance is triangular in shape and is approximately 226 square metres (0.06 acres) in size with no frontage on the water (Head Lake) or the road. The resulting retained lot at 130 Hilton’s Point Road would be approximately 2,209 square meters (0.55 acres).
D03-2023-012 Location: Vacant Lot, Raby’s Shore Road

The purpose of the proposed consent is to permit a lot addition to 252-254 Raby’s Shore Drive, which is a Waterfront Lot of approximately 0.13 hectare in size and contains two (2) residential dwellings.
Through the severance, approximately 0.59 hectares of land (irregular in shape) would be transferred from a 0.99 hectare abutting vacant parcel, to the undersized parcel at 252-254 Raby’s Shore Drive (the benefitting lot). The result would increase it’s size to approximately 0.72 hectare.
The resulting retained vacant land parcel would be approximately 0.4 hectares in size.
D03-2023-013 Location: 2628 Elm Tree Road

The purpose of the proposed consent is to sever an agricultural parcel of land from the property addressed as 2628 Elm Tree Road. The original lot is approximately 108.16 hectares (267.26 acres) in size with 609.6 metres of frontage on Elm Tree Road and 1,219.2 metres of frontage on Chamber’s Road. The proposed retained lot would be approximately 55.55 hectares (137.27 acres) in size with 457.2 metres of frontage. The proposed severed lot is to be approximately 52.61 hectares (130 acres) in size with 152.5 metres of frontage. The newly severed lot would be accessed via Elm Tree Road.
D03-2023-014 Location: Victoria Trail Lands South of Walnut Street

The purpose of the proposed consent is to address encroachment issues, as a shed belonging to 14 Nook Street is partially encroaching onto the abutting lot to the north (no civic address).
Through the severance, 42 square meters of land from Concession 11, Pt Lot 30 being a parcel of land abutting Cameron Lake that contains a boat house, would be transferred to the benefitting lot addressed as 14 Nook Street.
The parcel of land proposed for the severance is irregular in shape and approximately 42 square metres (0.01 acre) in size, with no frontage on Cameron Lake and frontage of approximately 3.87 meters on Victoria Trail lands. The resulting retained lot at Concession 11, Pt Lot 30 would be approximately 578 square meters (0.15 acres).
D03-2023-015 Location: 58 Shoreview Road

The purpose of the proposed consent is to permit a lot addition to 58 Shoreview Road, where there is an existing dwelling and shed. The current lot is approximately 0.8 hectare (2 acres) in size.
Through the severance, approximately 2.26 hectares (5.65 acres) of land (L-shaped) would be transferred from an abutting farm parcel of approximately 41 hectare in size known as 55 Perdue Road, to the benefitting lot at 58 Shoreview Road. The resulting parcel at 58 Shoreview Road would increase in size to approximately 3.06 hectare (7.65 acres).
The resulting retained farm parcel at 55 Perdue Road would be approximately 38.87 hectares (97.2 acres) in size.
D03-2023-016 Location: 233 Angeline Street South

The purpose of the proposed consent is to permit the creation of a new lot from 233 Angeline Street South. The existing lands contain a single detached dwelling and a detached garage and are approximately 6307 square meters (1.58 acres) in size.
Through the severance, about 5084 square metres (1.3 acres, irregular in shape) would be severed from 233 Angeline Street South to create the new lot, with 11.5 metres of frontage on Angeline Street South.
The retained parcel would be about 1223 square metres in size with approximately 25 metres of frontage on Angeline Street South and would contain the existing dwelling and detached garage.
D03-2023-017 Location: 27 Young Street

The purpose of the proposed consent is to permit the creation of a new lot from 27 Young Street. The existing lands are approximately 1.1 hectare (2.7 acres) in size and contain a single detached dwelling.
Through the severance, approximately 0.42 hectare (1 acre) would be severed from 27 Young Street to create the new vacant lot, with approximately 46 metres of frontage on Young Street.
The retained parcel would be about 0.7 hectares (1.8 acres) in size with approximately 79 metres of frontage on Young Street and would contain the existing dwelling.
D03-2023-018 Location: 380/400 Ski Hill Road
Part Part 1; Pt Lot 24; RP9R2156. Pt Lot 24

The purpose of the proposed consent is to permit the creation of a new surplus farm dwelling lot at 400 Ski Hill Road. The existing lands contain a single detached dwelling on approximately 41.9 hectares (105 acres).
Through the severance, about 0.88 hectare (2.2 acre) would be severed from the farm parcel at 400 Ski Hill Road to contain a surplus dwelling, with approximately 39 metres of frontage on Ski Hill Road and depth of about 225 metres.
As part of this application an existing dwelling lot at 380 Ski Hill Road that has been recently purchased by the farm owner, would be merged with the agricultural lands resulting in a retained parcel of about 41.9 hectares in size. The farm owner intends to use the dwelling on the merging parcel for his own use, in turn making the proposed severed parcel that is subject of this consent, surplus to his use of the farm.
D03-2023-019 Location: 25 Thomas Drive
Concession 3; 57R8443: Part Lot 16

The purpose of the proposed consent is to permit the creation of a new lot from 25 Thomas Drive. The existing lands contain a single detached dwelling, garage, bunkie, boat cover, a boathouse and storage shed on approximately 3.2 hectare (8.19 acres) of land.
Through the severance, approximately 2 hectare (5 acre) would be severed from 25 Thomas Drive to create a new irregular-shaped lot, with about 136.8 metres of frontage on Thomas Drive. The severed lot would contain an existing boathouse, storage shed and a proposed new single detached dwelling.
The retained parcel would be approximately 1.26 hectares (3.15 acres) in size with about 126.9 metres of frontage on Thomas Drive and would contain the existing single detached dwelling, garage, bunkie; and boat cover. The resulting severed and retained lots would both be waterfront lots.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
