Notice of Public Hearing for Minor Variance
Take notice, that the Committee of Adjustment of the City of Kawartha Lakes will hold a Public Meeting on June 21st, 2018 at 1:00 p.m. in the Council Chambers, City Hall, 26 Francis Street, Lindsay, Ontario, to consider minor variance/permission applications D20-2018-003, D20-2018-019, D20-2018-023, D20-2018-024, D20-2018-025 and D20-2018-026. A number of applications will be considered at this meeting. The applications are considered in the order that they appear on the Agenda and it may take some time before an application is dealt with at the meeting. The minor variance/permission applications being considered are listed below:
D20-2018-003 – 17 North Water Street, Part Lot 15, GRR, Lot 5, Plan 46, geographic Township of Bexley, Ward 2, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Township of Bexley Zoning By-law 93-09, as amended. The purpose and effect is to request relief from the following provisions to permit the construction of a single detached dwelling:
- reduce the minimum front yard setback from 7.5 metres to 3.2 metres;
- reduce the minimum water setback from 15 metres to 8.8 metres; and
- reduce the minimum setback of buildings and structures from an Environmental Protection Zone boundary from 15 metres to 8.8 metres.
D20-2018-019 – 15 Manor Road, Part Lot 9, Concession 8, Plan 164, Part Lots 9 and 10, geographic Township of Fenelon, Ward 5, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Township of Fenelon Zoning By-law 12-95, as amended. The purpose and effect is to request relief from the following provisions in order to permit:
Two-Storey Residential Dwelling
- to reduce the minimum building setback from the Environmental Protection (EP) Zone from 15 metres to 9.45 metres;
- to reduce the water setback from 15 metres to 9.45 metres; and
- to reduce the interior side yard from 2.3 metres to 2 metres.
Shed
- to permit an accessory structure in a front yard, where it is only permitted in the side or rear yards;
- to reduce the side yard setback from 1.2 metres to 0.41 metres; and
- to reduce the front yard depth from 7.5 metres to 0.91 metres.
Parking
- to reduce the parking requirement from two spaces to one space.
D20-2018-023 – 196 St. Albans Road, Part Lot 20, Concession 8, geographic Township of Verulam, Ward 7, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Township of Verulam Zoning By-law 6-87, as amended. The purpose and effect is to request relief from the following provisions to permit the construction of a garage:
- to permit an accessory structure in a front yard, where it is only permitted in the side or rear yards; and
- to reduce the minimum front yard depth from 10 metres to 3.93 metres.
D20-2018-024 – 88 Chadwin Drive, Plan 57M782, Part Block 12, RP 57R-10444, Parts 6 and 7, former Town of Lindsay, Ward 10, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Town of Lindsay Zoning By-law 2000-75, as amended. The purpose and effect is to request relief to reduce the minimum rear yard setback from 7.5 metres to 3.84 metres in order permit the construction of a sunroom as an addition to a house.
D20-2018-025 – 21 Loon Lane, Part Lot 8, Concession 1, geographic Township of Verulam, Ward 13, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Township of Verulam Zoning By-law 6-87, as amended. The purpose and effect is to request relief to reduce the interior side yard setback from 1.8 metres to 1.4 metres to recognize an addition to a single detached dwelling.
D20-2018-026 – 23 Manor Road, Lot 10 Plus Island, Plan 245, former Village of Bobcaygeon, Ward 13, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Village of Bobcaygeon Zoning By-law 16-78, as amended. The purpose and effect is to request relief to reduce the water setback from 20 metres to 12.4 metres to recognize the location of a residential accessory building (shed).
Any person may attend the hearing and/or make written comments to the City of Kawartha Lakes, Committee of Adjustment, 180 Kent Street West, Lindsay, Ontario, K9V 2Y6, either in support of, or in opposition to the proposed Minor Variances or Permission.
The Committee will make a decision according to information or evidence received before and during the hearing.
Any person or persons who wish to be notified of the recommendation and/or the decision with respect to these applications must appear in person or by counsel at the Public Hearing and in addition, request in writing from the Secretary-Treasurer copies of the decision of the Committee of Adjustment.
Additional information regarding these applications will be available for public inspection at Development Services – Planning Division, Lindsay Service Centre, 180 Kent Street West, Lindsay, Ontario during regular office hours from 8:30 a.m. to 4:30 p.m. Monday to Friday.
