The purpose of the proposed consent is to facilitate a boundary adjustment between the Benefitting Lands, 1691 County Road 121 (legally described as Part of Lot 18, Concession 2, former Township of Somerville, City of Kawartha Lakes) and the neighbouring land, herein referred to as the Retained Land, 1062 Somerville 3rd Concession (legally described as Part of Lot 17, Concession 2, former Township of Somerville, City of Kawartha Lakes).
The Retained Land is currently 48.15 hectares. The Benefiting Land is currently 59.14 hectares. Through this severance, approximately 25.36 hectares will be severed from the Retained Land and added to the Benefitting Land. After the severance, the Retained Land will be 22.79 hectares and the Benefitting Land will be 84.5 hectares.
The proposed severed land, to be added to the Benefitting Land has no buildings or structures and is zoned Campground Commercial Exception Three through a recently approved zoning by-law amendment. Additionally, the Retained Land recently underwent an Official Plan Amendments to allow an area of not less than 22.78 hectares after the proposed lot line adjustment.

The purpose of the consent is for the creation of a new lot at 31 Barkwell Lane (legally described as Part of Lot 5, Concession 11, in the Geographic Township of Laxton, now City of Kawartha Lakes).
The subject land encompasses an area of approximately 57,600 square metres (5.76 hectares) and has 211.8 metres of frontage along Highway 35. No development is proposed as part of this Consent Application. Related to this application is File D06-2023-028, Report PLAN2024-043 to facilitate this severance and rezone portions of the subject land to align with the provisions of United Townships of Laxton, Digby, and Longford Zoning By-law 32-83.
The proposed severed land would be approximately 5,900 square meters (0.59 ha) with a shoreline frontage of 40 metres. The severed land contains a single detached dwelling, garage, well, and septic system, and is accessed via Barkwell Lane or Adair Court.
The retained land would be approximately 51,700 square metres (5.17 ha) in size, with a frontage of 211.80 metres on Highway 35 and a shoreline frontage of 62.10 metres.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
