Our Services

Building, demolition and septic permits are required for many construction activities, including residential, industrial, and commercial projects. A permit allows the City to ensure that projects are done safely and according to code. We are here to help!

Find out which projects require a building permit or septic permit, how our online application portals work and our current fees by navigating to our Permits and Guides page for building and demolition permits and our Septic System Permits page for septic permits.

Inspections

City Building Inspectors inspect new construction relating to active building and septic permits and are not “Home Inspectors”.  Once a permit is issued, our Inspectors will attend your property to make sure the work complies with the Ontario Building Code, applicable by-laws and regulations.

What prompts a Building Inspector to attend my property?

  • A building or septic permit has been issued – this may include an open permit (see below)

  • A complaint is received about someone building without a permit

  • Our Fire Department notifies us about a recent structure fire

  • A report of an unsafe building or septic is received

  • Request for a liquor license approval

Who is responsible to call for an inspection after my permit is issued?

The property owner/permit holder is responsible to call for the required inspection stages listed on your permit card.

How do I book an inspection?

  • By calling the extension number listed at the bottom of your permit card,

  • By calling the Building and Septic Division at 705-324-9411 extension 1288, or

  • By e-mailing buildingadmin@kawarthalakes.ca

Please remember the following when booking an inspection:

  • Provide minimum 48 hours notice

  • Quote your permit number, project location, type of inspection being requested and contact name and phone number

  • Ensure your stamped copy of the permit drawings are available on site during the inspection, as well as any pertinent shop drawings, such as for trusses

  • Ensure the construction relating to the inspection stage is ready prior to booking and that nothing has been covered up prior to the inspection time

Who is my Inspector?

If you have a building or septic permit, your inspector’s name and contact number is listed at the bottom of the permit card.  To find the inspection area your project falls into refer to the maps.

Open Permits

As the property owner, please ensure that building and septic inspections for permits on your property are carried out in a timely manner. Whether it was a minor permit to repair a deck or a major permit to construct a dwelling or a septic system, a final inspection is always required.

Outstanding permits could cause delays at the time of selling your property or obtaining financing.

If you had a contractor complete the work for you, but never received a final inspection report, the permit may still be open or inactive. Please give us a call at 705-324-9411 extension 1288 or e-mail buildingpermits@kawarthalakes.ca, and we will gladly advise you on your permit status. If you have an open permit, with no inspections in the last 12 months, your file may be flagged for revocation due to inactivity, so please contact us with an update on your project.

No, if you are submitting a concern about multiple properties, we require a submission for each property.
