Are you looking for copies of building or septic permits relating to your property?


If you are looking to locate information that may be contained in a building or septic permit file please click below to complete a request form.  If you are doing both a Septic Use Permit Search and a Building Permit Search, you must submit a separate application and fee for each request.

Septic Use Permit Search of Records

Types of documents available may include: 

  • Sewage System Use Permit (before 1998)
  • Sewage System Installation Report (after 1998)
  • Sewage System Review Letter
  • These reports provide details about the sewage system components, a sketch of the installed system and the capacity constraints

We have access to most sewage system records back as far as 1974.

The search usually takes 1-2 days to complete.

Building Permit Search of Records


Types of documents available may include: 

  • House Drawings/Blueprint/Floor Layout
  • Building Permit Card
  • Certificate of Final Inspection
  • Occupancy Permit
  • Site Plan
  • Other Documentation as requested

Files are kept a minimum of 15 years for low rise residential and small agricultural buildings and permanently for all other building types.

The search usually takes 5-6 days to complete

Frequently Asked Questions


Why is a record not available?

We cannot guarantee the type or availability of documentation relating to your property for the following reasons:

  • Age of the record
  • Requested documents may not have been provided during the building application process
  • Permit file may have been destroyed based on the City's retention bylaw
  • Requested documents may not have been retained by the municipality of record prior to 2001
  • We do not maintain or retain legal surveys for properties

How much does it cost?

A non-refundable fee of $50 is required to start the file search. Depending upon the number of documents/pages located, you may be required to pay an additional fee as outlined in Schedule A of the Building By-law.

Once your search of records request form has been received and reviewed, you will receive an email with regards to payment options for the initial $50 fee.

If the search returns a large number of documents, you will receive an email outlining a list of document found and a quote for additional costs.  At this time, you have the option to pay the additional costs or reduce the scope of your request.

Can I request information if I’m not the registered owner of the property?

If you are applying on behalf of the owners of the property, an Owner’s Authorization must be provided with the application for search of records.

Does this search satisfy my due diligence at the time of a property sale?

No, if you are looking for a legal response for due diligence purposes please submit a request for a Building and Septic Compliance Letter through the Building and Septic Division by calling 705-324-9411 extension 1288 or e-mail buildingadmin@kawarthalakes.ca. If you are looking to confirm the zoning of a property you will need to contact the Planning Division by calling 705-324-9411 extension 1231 or e-mail planningadmin@kawarthalakes.ca.
