City of Kawartha Lakes Notice of Applications for Consent to Convey Land

The purpose of this consent application is to facilitate a lot line adjustment between two abutting properties municipally known as 1208 Meadowview Road and 1214 Meadowview Road. 1208 Meadowview Road (the subject land) is legally described as Part Lot 23 (being Lot 4 on Plan 556) Concession 1, Geographic Township of Emily, now in the City of Kawartha Lakes. 

The benefitting land (1214 Meadowview Road) is legally described as Part Lot 23 (being Lot 5 on Plan 556) Concession 1, Geographic Township of Emily, now in the City of Kawartha Lakes.

The subject land has a lot area of approximately 0.51 hectares (1.3 acres) and is located on the south side of Meadowview Road, with approximately 30.5 metres of frontage on Meadowview Road. The subject land is currently occupied by a detached dwelling. Through the proposed lot addition, approximately 0.15 hectares (0.37 acres) of land will be transferred to the benefitting lands at 1214 Meadowview Road. 

As a result of the proposed lot addition, the benefitting lands would be approximately 0.55 hectares (1.4 acres) in size, with approximately 45.7 metres of frontage on Meadowview Road. The benefitting lot is currently occupied by a detached dwelling and the lands to be transferred are currently vacant.

As a result of the proposed consent, the retained lands would be approximately 0.34 hectares (0.91 acres) in size, with approximately 30.5 metres of frontage on Meadowview Road.

The purpose of this consent application is to facilitate a lot line adjustment between two abutting properties municipally known as 118 Raven Lake Road and 120 Raven Lake Road. 118 Raven Lake Road (the subject land) is legally described as Part of Lot 26 Registrar’s Compiled Plan 558 Except BX273 MRO & Part 1, 57R7456, Concession 3 Geographic Township of Bexley in the City of Kawartha Lakes.

The benefitting land (118 Raven Lake Road) is legally described Part of Lot 26 Registrar’s Compiled Plan 558 Part 1, 57R7456, Concession 3, Geographic Township of Bexley in the City of Kawartha Lakes. 

The subject land has a lot area of approximately 5.3 hectares (13.3 acres), with approximately 76.6 metres of frontage on Raven Lake Road and approximately 591.1 metres of frontage on Ramblewood Trail. The subject lands are currently occupied by a detached dwelling and a garage. Through the proposed lot line adjustment, approximately 0.14 hectares (0.34 acres) of land will be transferred to the benefitting lands at 120 Raven Lake Road.

As a result of the proposed lot addition, the benefitting lands would be approximately 1.1 hectares (2.6 acres) in size, with approximately 102.3 metres of frontage on Raven Lake Road. The benefitting lot is currently occupied by a detached dwelling and the lands to be transferred are currently vacant. 

The proposed retained lands would be approximately 5.1 hectares (12.9 acres) in size, with approximately 76.6 metres of frontage on Raven Lake Road and approximately 591.1 metres of frontage on Ramblewood Trail.

Location: 1140 Meadowview Road and 72 Cityview Road, Part Lot 21 to Part Lot 22, Concession 1 and Part Lot 45 and Part 1 on 57R-9530, Registrar's Compiled Plan 556, Geographic Township of Emily (Ward 8)

The purpose of the proposed consent application is to create one (1) new residential building lot for a retiring farmer.

The proposed severed lot is +/- 9,800 square metres (2.42 acres) with +/- 20 metres of frontage onto Cityview Road. The proposed severed lot is to contain a future single detached dwelling for a retiring farmer.

The proposed retained lot is +/- 147.7 acres (59.8 hectares) with +/- 727 metres of frontage onto Meadowview Road. The proposed retained lot will maintain the existing agricultural-residential use.

A companion Minor Variance application (D20-2025-109) is also being processed concurrently.

 

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
