D03-2024-022          Location:        17 Victoria Street East

The purpose of the proposed consent application is to create one (1) new residential building lot with frontage onto Colborne Street North for low-density residential uses.

The proposed severed lot is +/- 577 square metres with +/- 18.1 metres of frontage onto Colborne Street North. The proposed severed lot is to contain a future single detached dwelling.

The proposed retained lot is +/- 2,048 square metres with +/- 29.2 metres of frontage onto Victoria Street East. The proposed retained lot will maintain the use of the existing single detached dwelling.

The purpose of the application is to create one (1) new residential lot with frontage on Walnut Street West, to contain a future single detached dwelling. 

The subject lands consist of Lot 19 & PT Lot 18 Plan 109; RP 57R1372 PARTS 1 & 2.  The lands have a combined area of approximately 1,328.6 square metres (0.32 acre) and frontage of approximately 23.8 metres on Deane Street North, and contain an existing single detached dwelling, detached garage, and three (3) sheds.

Through the severance, approximately 665.5 square metres (7,163.4 square feet) would be severed from the subject lands with frontage of approximately 27.7 metres on Walnut Street West.  The proposed severed parcel currently contains a new water well and three (3) sheds.

The retained parcel would be approximately 663.1 square metres (7,137.5 square feet) in size and would contain the existing dwelling and detached garage.

The purpose of the proposed consent is to permit a lot addition/Lot Line Adjustment to 51 Tower Road, being Part Lot 1, Concession 6; 57R-4495 Part 1, Ops.

The subject lands, being Part E1/2 Lot 1, Concession 6, Ops known municipally as 25 Tower Road are about 32.6 hectares (105.3 acres) in size, and contain a two-story dwelling and two sheds.   

Through the severance, approximately 0.33 hectares (0.815 acre) of land would be transferred from the subject lands, to 51 Tower Road (the benefitting lot).  The lands proposed to be severed are vacant and the benefitting parcel contains an existing two-storey dwelling with an attached garage.  The result would increase the size of 51 Tower Road to about 0.63 hectares (1.56 acres).

The resulting retained parcel would be approximately 42.3 hectares (104.5 acres) in size, and contain an existing two-story dwelling and two sheds.  No new development is proposed.

D03-2024-040          Location:        2010 Sturgeon Road

The purpose of the proposed consent is to sever the property municipally addressed as 2010 Sturgeon Road, Dunsford, to create three (3) new hamlet residential lots. 

The subject lands consist of PT Lot 5 Con 3; 57R-6638 Part 1, Verulam and are approximately 17.4 hectares (43 acres) in size with about 205.6 metres (674.5 feet) abutting Sturgeon Road, about 480 metres (1574.5 feet) abutting County Road 36, and about 498 metres (1634 feet) abutting Community Centre Road.  The subject lands contain an existing dwelling and a barn.

D03-2024-040, Lot 1 of 3

The portion of the lot to be severed is vacant land within the Hamlet Settlement of Dunsford and would be approximately 0.96 hectares (2.4 acres) and about 44.1 metres (144.7 feet) of frontage on Kawartha Lakes Road 36.                      

D03-2024-041, Lot 2 of 3

The portion of the lot to be severed is vacant land within the Hamlet Settlement of Dunsford and would be approximately 0.636 hectares (1.64 acres) and about 59.8 metres (196.2 feet) of frontage on Sturgeon Road.

D03-2024-042, Lot 3 of 3

The portion of the lot to be severed is vacant land within the Hamlet Settlement of Dunsford and would be approximately 0.667 hectares (1.65 acres) and about 36 metres (118 feet) of frontage on Sturgeon Road.

The retained lot would be approximately 15.08 hectares (37.3 acres) in size with  109.8 metres (360.2 feet) abutting Sturgeon Road, 435.9 metres (1430 feet) abutting County Road 36, and about 498 metres (1634 feet) abutting Community Centre Road. The retained parcel contains an existing dwelling and a barn.

D03-2024-043          Location:        625 Shamrock Road

The purpose of the proposed consent is to permit a lot addition/Lot Line Adjustment to 1302 Tracey’s Hill Road, being Part Lot 14, Concession 8, Emily.

The subject lands, being Part Lot 13, Concession 8, Emily known municipally as 625 Shamrock Road are about 61.4 hectares (151.7 acres) in size.  The subject lands abut an aggregate operation at 214 Centreline Road and the former Emily Landfill is within 200 metres of the subject lands.  These are not expected to impact the current use of the agricultural parcels involved in this application. 

Through the severance, approximately 30.35 hectares (75 acre) of land would be transferred from the subject lands, to 1302 Tracey’s Hill Road (the benefitting lot).  The lands proposed to be severed are vacant.  The result would increase the size of 1302 Tracey’s Hill Road to about 64.35 hectares (159 acres).

The resulting retained parcel would be approximately 31 hectares (76.7 acres) in size, and contain an existing dwelling and garage.  No new development is proposed.

The purpose of the proposed consent is to permit nine (9) lot additions to nine (9) individual waterfront properties on Lakebreeze Road.

The subject lands, N/S Lakebreeze Road, being Part Lot 29, Concession 9, Fenelon are about 2.03 hectares (4.93 acres) in size and have approximately 208.2 metres fronting onto Lakebreeze Road.  The subject lands are generally wooded with some existing cleared areas along Lakebreeze Road, and are currently used informally for parking.

Through the severance, approximately 1670.4 square metres (0.413 acre) of land would be transferred from the subject lands, to 192 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

Through the severance, approximately 2225.0 square metres (0.55 acre) of land would be transferred from the subject lands, to No. 194 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

Through the severance, approximately 2779.6 square metres (0.687) of land would be transferred from the subject lands, to No. 196 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

D03-2024-048, Lot Addition # 5

Through the severance, approximately 3137.8 square metres (0.775) of land would be transferred from the subject lands, to No. 198 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

D03-2024-049, Lot Addition # 6

Through the severance, approximately 2853.0 square metres (0.70) of land would be transferred from the subject lands, No. 200 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

D03-2024-050, Lot Addition # 7

Through the severance, approximately 2306.7 square metres (0.57 acre) of land would be transferred from the subject lands, to No. 202 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

D03-2024-051, Lot Addition # 8

Through the severance, approximately 2731.9 square metres (0.675 acre) of land would be transferred from the subject lands, to No. 204 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

D03-2024-052, Lot Addition # 9

Through the severance, approximately 1018.5 square metres (0.25 acre) of land would be transferred from the subject lands, to No. 206 Lakebreeze Road (the benefitting lot).  The lands proposed to be severed are vacant.

The Retained parcel (referred to as Lot Addition # 1), would be approximately 1581.7 square metres (0.39 acre) in size and would be transferred to 190 Lakebreeze Road that contains an existing dwelling.  No new development is proposed.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
