The purpose of the application is for a lot addition. The residential land intended to be severed is +/- 7,941.5 square metres to be consolidated with the abutting residential lot (22 Edgewood Drive); the land intended to be retained is +/- 6,570.9 square metres.

The purpose of the proposed consent application is to create one (1) new residential building lot with frontage onto Bertie Street for low-density residential uses.

The proposed severed lot is +/- 536.80 square metres with +/- 10.68 metres of frontage onto Bertie Street. The proposed severed lot is to contain a future single detached dwelling.

The proposed retained lot is +/- 658.36 square metres with +/- 13.09 metres of frontage onto Bertie Street. The proposed retained lot will maintain the use of the existing single detached dwelling. The Consent application is being processed concurrently with Minor Variance application D20-2025-042.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
