The purpose of this consent application is to create four new lots from the subject land at 189 Portage Road. The subject land, legally described as South Part Lots 7 to 9, Eldon Concession NPR, in the Geographic Township of Eldon in the City of Kawartha Lakes, is approximately 27.4 hectares (67.7 acres) in size, with approximately 239 metres of frontage on Bolsover Road, and approximately 635 metres of frontage on Portage Road.

The proposed severed lands would be approximately 4,000 square metres (0.4 hectares), with approximately 61 metres of frontage along Portage Road. The lands to be severed are currently vacant.

The retained land would be approximately 25.8 hectares in size, with approximately 239 metres on Bolsover Road, and 391 metres of frontage along Portage Road. The retained land contains a single detached dwelling that would be accessed via Portage Road.

The purpose of the proposed consent application is to permit the creation of one new lot at 217 Fairbairn Road. The subject land, legally described as Part of Lot 21, Concession 6, former Township of Verulam in the City of Kawartha Lakes, is approximately 41.55 hectares (99.88 acres) in size, with approximately 468.8 metres of frontage on Fairbairn Road. 

The proposed severed lands would be approximately 1.13 hectare (2.79 acres) in size, with approximately 41.5 metres of Frontage along Fairbairn Road. The proposed severed lands contain an existing farmhouse and accessory farm structures. 

The retained lands would be approximately 40.42 hectares (97.4 acres) in size, with approximately 427.3 metres of frontage along Fairbairn Road. The retained lands contain a residential dwelling, a registered Additional Residential Unit, and farm accessory structures.

The purpose of the proposed consent application is to permit the creation of one new lot intended for the purpose of a residential dwelling at 2475 Housey’s Rapids Road (legally described as Part Lot 31, Concessions 13, Geographic Township of Dalton in the City of Kawartha Lakes).

The subject land encompasses an area of approximately 5.53 hectares (13.67 acres) approximately 60.9 metres of frontage along Housey’s Rapid Road. Related to this application is Official Plan Amendment File D01-2024-008, Zoning By-law Amendment File D06-2024-023, through Report PLAN2025-016 approved on March 18, 2025.

The proposed severed land would be approximately 4,137 square metres (1 acre) in size, with 31.1 metres on frontage along Black River Road. The severed lands are currently vacant.

The retained land would be approximately 5.13 hectares (12.7 acres) in size, with an approximate frontage of 60.9 metres along Housey’s Rapids Road. The retained lands contain a singe detached dwelling. 

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
