D03-2025-044 Location: 664 Sturgeon Point Road Part of Lot 13, Concession 10

The purpose of this consent application is to create a new lot from the subject land at 664 Sturgeon Point Road. The subject land, legally described as Part of Lot 13, Concession 10, Geographic Township of Fenelon in the City of Kawartha Lakes, is approximately 30.7 hectares (75.9 acres) in size, with approximately 573.7 metres of frontage on Sturgeon Point Road and approximately 494.9 metres of frontage on Stewart’s Road.
The proposed severed lands would be approximately 0.69 hectares (1.7 acres) in size, with approximately 59.6 metres of frontage on Sturgeon Point Road. The lands to be severed are currently occupied by a single-detached dwelling, a garage-shop, and a storage barn.
The lands to be retained would be approximately 29.9 hectares (73.9 acres) in size, with approximately 514.1 metres of frontage on Sturgeon Point Road and approximately 494.9 metres of frontage on Stewart’s Road. The retained lands are currently occupied by a tool shed.

The purpose of this consent application is to create a new lot from the subject land at 931 Eldon Road. The subject land, legally described as N ½ Lot 15 Concession 8, RP 57R6804, Geographic Township of Mariposa in the City of Kawartha Lakes, is approximately 0.79 hectares (1.9 acres) in size, with approximately 61.3 metres of frontage on Eldon Road.
The proposed severed lands would be approximately 0.33 hectares (0.82 acres) in size, with approximately 27.0 metres of frontage on Eldon Road. The lands to be severed are currently vacant.
The lands to be retained are approximately 0.45 hectares (1.1 acres) in size, with approximately 35.3 metres of frontage on Eldon Road. The retained land is currently occupied by a detached dwelling.

The purpose of this consent application is to facilitate a lot line adjustment between two abutting properties: 1023 County Road 24, and 1051 County Road 24. The subject land, legally described as Concession 4 Part Lot 9, RP 57R4095; Parts 1 and 2 RP 57R4673; Part 2, Geographic Township of Verulam in the City of Kawartha Lakes is approximately 16.0 hectares (38.9 acres) in size, with approximately 548.9 metres of frontage on County Road 23. The benefitting land, legally described as Concession 4 Part Lot 9 RP 57R8356, Part 1, Geographic Township of Verulam in the City of Kawartha Lakes is approximately 0.70 hectares (1.7 acres) in size, with approximately 63.2 metres of frontage on County Road 24.
The benefitting lands would be approximately 9.3 hectares (23.0 acres) in size, with approximately 417.6 metres of frontage on County Road 24. The benefitting lot is currently occupied by a single-detached dwelling and the lands to be transferred are currently vacant.
The proposed retained lands would be approximately 8.3 hectares (20.5 acres) in size, with approximately 194.5 metres of frontage on County Road 24. The retained lands are currently occupied by a single-detached dwelling.

The purpose of this consent application is to create a new lot from the subject land at 317 Kent Street West, Lindsay. The subject land, legally described as Part E ½ Lot 20 Concession 4, RP 57R8586, Parts 1-3, Former Town of Lindsay in the City of Kawartha Lakes, is approximately 0.40 hectares (0.99 acre) in size, with approximately 157.1 metres of frontage on Kent Street West and approximately 17.6 metres of frontage on Angeline Street South.
The proposed severed lands would be approximately 0.18 hectares (0.44 acres) in size, with approximately 76.8 metres of frontage on Kent Street West and 9.9 metres of frontage on Angeline Street South. The lands to be severed are currently vacant.
The proposed retained lands would be approximately 0.22 hectares (0.55 acres) in size, with approximately 55.7 metres of frontage on Kent Street West. The proposed retained lands are currently occupied by a commercial building with a surface parking lot.

The purpose of this consent application is to create a new lot from the subject land at 364 Lindsay Street South. The subject land, legally described as W Part Lot 16 Concession 6 RP 57R10062 Parts 4 to 6, Geographic Township of Ops in the City of Kawartha Lakes, is approximately 1.2 hectares (3.1 acres) in size, with approximately 208.2 metres of frontage on Lindsay Street South.
The proposed severed lands would be approximately 0.65 hectares (1.6 acres) in size, with approximately 124.0 metres of frontage on Lindsay Street South. The lands to be severed are currently vacant.
The lands to be retained are approximately 0.59 hectares (1.5 acres) in size, with approximately 84.2 metres of frontage on Lindsay Street West. The retained lands are currently occupied by a highway commercial building.
If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
