D03-2025-049          Location:        7158 Sadowa Road

                                                           Part Lot 29, Concession 7

                                                           Geographic Township of Dalton (Ward 1)

The purpose of the application is to facilitate a lot line adjustment to increase the lot size of 7246 Sadowa Road. The additional land is intended to be used for agricultural purposes. 

The subject land at 7158 Sadowa Road, legally described as Part Lot 29, Concession 7, in the Geographic Township of Dalton, now City of Kawartha Lakes, is approximately 20.23 hectares (50 acres) in size with approximately 944.88 metres of frontage on Sadowa Road. 

The benefiting land at 7246 Sadowa Road, legally described as Part Lot 29, Lots 30 to 32, Concession 7, in the Geographic Township of Dalton, now City of Kawartha Lakes, is approximately 116.38 hectares (287.58 acres) in size with approximately 448.60 metres of frontage on Sadowa Road. 

The proposed land to be severed from 7158 Sadowa Road and added to 7246 Sadowa road is approximately 4.96 hectares (12.26 acres) with approximately 60.96 metres of frontage on Sadowa Road. 

The retained land (7158 Sadowa Road) would be approximately 15.27 hectares (37.74 acres) in size with approximately 883.92 metres of frontage on Sadowa Road. 

The benefiting land (7246 Sadowa Road) as a result of the consent would be approximately 121.34 hectares (299.84 acres) in size with approximately 509.56 metres of frontage on Sadowa Road.

D03-2025-050          Location:        165 Janetville Road

The purpose of the consent is to sever a surplus farm dwelling as a result of consolidation with non-abutting agricultural parcel at 165 Janetville Road (legally described as Part of Lot 5, Concession 9, in the Geographic Township of Manvers, now City of Kawartha Lakes).

The subject land encompasses an area of approximately 65.6 hectares (162.10 acres) and has 1351 metres of frontage along Janetville Road. No development is proposed as part of this Consent Application.

The proposed severed land would be approximately 0.81 hectares (2 acres) with a frontage of 20 metres along Janetville Road. The severed land contains a single detached dwelling, garage, well, and septic system, and is accessed via Janetville Road.

The retained land would be approximately 64.8 hectares (160.12 acres) in size, with a frontage of 1331 metres along Janetville Road. The retained land contains 2 accessory structures, and is accessed via Janetville Road.

The purpose of the consent is for the creation of a new residential lot at 20 Mary Street East (legally described Lot 5, Park Lot HI, North of Mary Street, Plan 2P in the Geographic Town of Lindsay, now City of Kawartha Lakes).

The subject land encompasses an area of approximately 1038 square metres (0.1038 hectares) and has approximately 25.32 metres of frontage along Mary Street East. No development is proposed as part of this Consent Application.

The proposed severed land would be approximately 506 square meters (0.05 ha) and has 12.34 metres of frontage along Mary Street East. The severed land is currently vacant and is accessed via Mary Street East.

The retained land would be approximately 532 square metres (0.05 ha) in size, with a frontage of 12.98 metres on Mary Street East. The retained land contains a single detached dwelling, and is accessed via Mary Street East.

The purpose of the application is to create one (1) new surplus farm dwelling lot at 121 January Lane.

The subject land, legally described as Part Lot 4, Concession 11, Geographic Township of Emily in the City of Kawartha Lakes is approximately 41.6 hectares (102.8 acres) in size with approximately 581 metres of frontage on January Lane. The property currently contains a single detached dwelling, a shed, and an agricultural building.

The surplus farm dwelling lot to be severed is to be approximately 0.8 hectares (2 acres) in size with approximately 91.5 metres of frontage on January Lane. The severed lot is to contain the existing dwelling and shed. As a result of the severance, the retained parcel is to be approximately 40.8 hectares (100.8 acres) in size with approximately 489.5 metres of frontage on January Lane. The retained parcel is to be consolidated with the property owner’s other abutting and non-abutting farm parcels. 

D03-2025-053          Location:        2083 Elm Tree Road

The purpose of the consent is to create a new lot from the subject lands at 2083 Elm Tree Road, Fenelon. The applicant is proposing to sever the surplus farm dwelling from the farmland that was purchased during a farm consolidation.

The subject land, legally described as Part Lot 2, Concession 1, Geographic Township of Fenelon in the City of Kawartha Lakes is approximately 37.9 hectares (93.7 acres) in size, with approximately 494.6 metres of frontage on Elm Tree Road. No development is proposed through the proposed consent application.

The proposed severed lands would be approximately 0.41 hectares (1.01 acres) in size, with approximately 59.6 metres of frontage on Elm Tree Road. The lands to be severed currently contain a detached dwelling and a frame garage.

The proposed retained lands would be approximately 37.5 hectares (91.6 acres) in size, with approximately 434.9 metres of frontage on Elm Tree Road. The proposed retained lands are currently occupied by productive farmland and a barn.

The purpose of this consent application is to create a new lot from the subject land at 45 Peace Road, Ops. The subject land, legally described as Concession 10 LT F N/S Peace Avenue 111; Part Lot G N/S Peace Avenue Part Lot 111 57R6656 Part 1 and 2, Geographic Township of Ops in the City of Kawartha Lakes, is approximately 0.40 hectares (1.0 acres) in size, with approximately 80.3 metres of frontage on Peace Road.

The proposed severed lands would be approximately 2026 square metres (0.20 hectares) in size, with approximately 40.6 metres of frontage on Peace Road. The lands to be severed currently contain a pond.

The proposed retained lands would be approximately 2003 square metres (0.20 hectares) in size, with approximately 39.7 metres of frontage on Peace Road. The proposed retained lands are currently occupied by a single-detached dwelling.

The purpose of the consent is to facilitate a lot addition between two abutting properties: 200 Lifford Road and 176 Lifford Road in Manvers. The subject land, legally described as Part Lot 13 Concession 9 as in R301725 Geographic Township of Manvers in the City of Kawartha Lakes is approximately 30.7 hectares (72.0 acres) in size, with approximately 318.0 metres of frontage on Lifford Road. The benefitting land, legally described as Concession 9 PT Lot 13 RP 9R2209 PT Part 2, Geographic Township of Manvers in the City of Kawartha Lakes is approximately 1.3 hectares (3.2 acres) in size, with approximately 123.0 metres of frontage on Lifford Road.

Through the lot addition, 7.5 hectares (18.5 acres) will be severed from the lot municipally described as 176 Lifford Road and transferred to the neighbouring property at 200 Lifford Road.

As a result, the proposed benefitting lands would be approximately 8.7 hectares (21.5 acres) in size, with approximately 179.0 metres of frontage on Lifford Road. The benefitting lot is currently occupied by a singe-detached dwelling with a garage.

The proposed retained lands would be approximately 23.2 hectares (57.4 acres) in size, with approximately 262.0 metres of frontage on Lifford Road. The proposed retained lands are currently occupied by a dwelling, a garage, and a barn.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
