Notice of Application for Consent to Convey Land

The purpose of this consent application is to facilitate a lot addition between two abutting properties municipally known as 10 Ridgewood Road (the subject lands) and 2140 Little Britain Road (the benefitting lands). The subject lands are legally described as Part Lot 15 Concession 4, as in A15098, except Part 1 and 2, 57R2991, Geographic Township of Ops, now in the City of Kawartha Lakes.

The benefitting lands are legally described as Part Lot 15 Concession 4 (being Part 2 on Plan 57R9382) Concession 4, Geographic Township of Ops, now in the City of Kawartha Lakes.

The subject lands have a lot area of approximately 15.96 hectares (39.44 acres) and are located on the southwest corner of Ridgewood Road and Little Britain Road, with approximately 187.69 metres of frontage on Ridgewood Road. The subject lands are currently occupied by a detached dwelling, concrete pad, metal clad garage, and a telecommunications tower. Through the proposed lot addition, approximately 5.26 hectares (13.00 acres) of land containing the telecommunications tower will be transferred to the benefitting lands at 2140 Little Britain Road.

The benefitting lands are approximately 1.05 hectares (2.60 acres) in area, with approximately 74.20 metres of frontage on Little Britain Road. As a result of the proposed lot addition, the benefitting lands would be approximately 6.31 hectares (15.59 acres) in area and have a frontage of approximately 232.59 metres on Little Britain Road. 

As a result of the lot addition, the lands to be retained would be approximately 10.70 hectares (26.44 acres) in area with approximately 187.69 metres of frontage on Ridgewood Road.

 

D03-2025-072 

Location: 67 Telecom Road,Part Lot 1, Manvers Concession 5, Geographic Township of Manvers (Ward 8)

The purpose of this consent application is to facilitate a lot addition between two abutting properties municipally known as 67 Telecom Road (the subject lands), legally described as Part Lot 1-2 Concession 4 Manvers Part 1, 2 & 3, 9R2118; Part 2, 3 & 4, 57R-8249; Part 1, 2, 3, 4, 5 & 6, 9R1363 Except Part 5, 57R-8249; Subject To MVB15707, MVB15708, MVB16376, MVB16438, MVD9014 and 32 Waite Road (the benefiting lands), legally described as Part Lot 1 being Part 1 on Registered Plan 57R-8249, Concession 4, Geographic Township of Manvers, now in the City of Kawartha Lakes.

The subject lands, currently occupied by a detached dwelling, comprise a corner lot with a lot area of approximately 76.6 hectares (189.2 acres) and are located on the north side of Telecom Road, with approximately 468.1 metres of frontage on Manvers Scugog Townline Road, and a side lot line of approximately 560 metres on Telecom Road. The proposed severed lands for the lot addition are approximately 4.9 hectares in area and are currently vacant.

The benefitting lands have a lot area of approximately 8.2 hectares (20.3 acres) and approximately 182.4 metres of frontage on Manvers Scugog Townline Road. As a result of the proposed lot addition, the benefitting lands would be approximately 13.4 hectares (33.2 acres) in area, with approximately 394.1 metres of frontage on Manvers Scugog Townline Road. The benefitting lands are currently occupied by a detached dwelling.

The proposed retained lands would be approximately 71.7 hectares (177.2 acres) in size, with approximately 256.5 metres of frontage on Scugog Townline Road.

D03-2025-073 (easement)

Location: Pottinger Street Lot 3, Block AA, Plan 1, Lot 22, Concession 6, Former Town of Lindsay (Ward 5)

D03-2025-074 (lot addition) 

Owner: Kawartha Gates (Lindsay) Inc., Victor Roth

Applicant:      Celeste Phillips Planning Inc.

Applications for Consent (D03-2025-073 and D03-2025-074) have been submitted to facilitate a lot addition and the creation of an easement. The lands subject to the applications are located east side of Lindsay Street North, north side of Pottinger Street, in the Town of Lindsay, City of Kawartha Lakes.

The subject lands, owned by Kawartha Gates (Lindsay) Inc., have a lot area of approximately 1084.4 square metres (0.23 acres) in size, with approximately 11.9 metres of frontage on Pottinger Street. The benefitting lands, owned by Victoria Condominium Corporation (VCC) Nos. 17, 19, and 22, are approximately 7,769.9 square metres in area with approximately 20 metres of frontage on Rivermill Boulevard.

The Lot Addition (D03-2025-074): Through the proposed lot addition, a portion of land measuring approximately 354.8 square metres is proposed to be severed from the subject lands and amalgamated with the benefitting lands. This land contains a portion of a retaining wall requiring repair and maintenance.

The Easement (D03-2025-073): The proposed easement, measuring approximately 165.8 square metres with approximately 11.9 metres of frontage on Pottinger Street, would be granted by Kawartha Gates (Lindsay) Inc. in favour of VCC Nos. 17, 19, and 22. The purpose of the easement is to provide formal legal access to the site and facilitate necessary repairs to the aforementioned retaining wall.

As a result of these applications, the retained lands (Kawartha Gates (Lindsay) Inc.) would have a resulting lot area of approximately 729.6 square metres (0.18 acres) and will maintain 11.9 metres of frontage on Pottinger Street.

The benefitting lands are legally described as Part Lots 3 & 4, Block AA, Registered Plan 1, Parts 1 to 8 57R-10432; Subject To Easement As In LT9106, LT9662, LT9813, LT9814, LT9067, And LT9067; Geographic Township of Lindsay, now in the City of Kawartha Lakes.

 

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
