Notice of Application for Consent to Convey Land

The purpose of the consent is for the severance of a surplus farm dwelling and the creation of a new lot, facilitated through the consolidation of an agricultural parcel, at 991 Pigeon Lake Road. The subject land is legally described as Concession 11, Pt Lot 6, includes Registered Plan Number 57R1406 Part 1, in the Geographic Township of Emily, now City of Kawartha Lakes.

The Subject land encompasses an area of approximately 19.66 hectares (48.33 acres) and has approximately 233.8 meters of frontage along Pigeon Lake Road. The subject lands are currently occupied by a single detached dwelling and accessory structures.

As a result of the proposed severance, the severed land would be approximately 19.11 hectares (47.22 acres) and have a 168.2 meter frontage along Pigeon Lake Road. The severed land is currently vacant and used for agricultural purposes.

As a result of the proposed severance, the retained land would be approximately 0.45 hectares (4,500 square meters) in size with a frontage of 65.6 meters along Pigeon Lake Road. The retained land contains a single detached dwelling and is accessed via Pigeon Lake Road.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
