The purpose of this consent application is to create a new lot from the lands municipally known as 464 Indian Point Road, Bexley and an adjacent vacant parcel (together described as the “Subject Lands”). The Subject Lands were inadvertently merged into a single parcel during the settling of an estate. The application seeks to re-establish property boundaries to restore the two separate parcels. The Subject Lands are currently used for residential purposes, and no new change in land use is proposed.
464 Indian Point Road is legally described as Lots 75 and 76, Registered Plan 259,; Part of North West Bay Drive, Registered Plan 259; Part of Lot 7, Gull River Range, Geographic Township of Bexley; City of Kawartha Lakes. The adjacent vacant lands are legally described as Lot 74, Plan 259,; Part of North West Bay Drive, Plan 259; Part of Lots 6 and 7, Gull River Range, Geographic Township of Bexley; City of Kawartha Lakes.
The Subject Lands are approximately 1.11 hectares (2.74 acres) in area, with a frontage of approximately 91.9 metres along Indian Point Road. The Subject Lands are currently occupied by a detached dwelling and accessory structures.
As a result of the proposed severance, the vacant lot to be created (the “Severed Lands”) would have a lot area of approximately 0.40 hectares (0.99 acres) and a frontage of approximately 30.6 metres along Indian Point Road.
The lands remaining (the “Retained Lands”) would have a lot area of approximately 0.72 hectares (1.78 acres) and a frontage of approximately 61.3 metres along Indian Point Road. The Retained Lands will contain the existing detached dwelling and accessory structures.

The purpose of the application is to facilitate to create one (1) new lot. The new lot is intended to be used for residential purposes.
The subject land at 10 Emily Street North, legally described as Block E, Lot 4 North Church East Emily, in the former Village of Omemee, now City of Kawartha Lakes, is approximately 1284.7 Square Metres (0.12 Hectares) in size with approximately 50.3 metres of frontage on Emily Street North and approximately 25.5 metres of frontage on Church Street.
The proposed severed land would be approximately 642.3 Square Metres (0.06 Hectares) with a frontage of approximately 25.1 metres along Emily Street North. The severed land contains a detached garage, a shed, and is accessed via Emily Street North.
The retained land would be approximately 642.3 Square Metres (0.06 Hectares) in size, with a frontage of approximately 25.1 metres along Emily Street North and approximately 25.5 metres along Church Street. The retained land contains a single detached dwelling and is accessed via Emily Street North.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
