Notice of Application for Consent to Convey Land

The purpose of the consent is for the creation of a new residential lot. The Subject Lands  (7563 Highway 35, Laxton) are legally described as Part Lot 7, Concession 11 in the United Townships of Laxton, Digby and Longford, now City of Kawartha Lakes.

The Subject Lands encompass an area of approximately 3,066.1 square metres (0.76 acres) and has approximately 60.6 metres of frontage along Highway 35. The Subject Lands are currently occupied by a single detached dwelling and an accessory structure.

As a result of the proposed severance, the Severed Lands would be approximately 1,578.9 square metres (0.39 acres) and have an approximate 31.4 metre frontage along Highway 35. The Severed Lands are currently vacant and are proposed to be developed with a single detached dwelling.

As a result of the proposed severance, the Retained Lands would be approximately 1487.2 square metres (0.37 acres) with an approximate frontage of 29.2 metres along Highway 35. The Retained Lands contain a single detached dwelling and are currently accessed via Highway 35. Through the proposed application, the existing driveway is to be closed and replaced with a shared driveway providing access to both the Retained and Severed Lands.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
