The purpose of this consent application is to facilitate the consolidation of two non-abutting farms by severing a portion of the subject lands that contains a dwelling that is surplus to the farm operation. The proposal would result in the creation of a new lot. The subject land is legally described as Part of Lot 2, Concession 3 in the Geographic Township of Fenelon, now in the City of Kawartha Lakes. The subject lands are approximately 35.8 hectares (88.5 acres) in size, with approximately 178.5 metres of frontage on Blackbird Road and 229.0 metres of frontage on McLarens Creek Road.

The proposed severed lands would be approximately 0.68 hectares (1.7 acres) in size with 11.7 metres of frontage on Blackbird Road. The lands to be severed are currently occupied by a single-detached dwelling and a garage.

The proposed retained lands would be approximately 35.1 hectares (86.8 acres) in size, with approximately 166.8 metres of frontage on Blackbird Road and 229.0 metres of frontage on McLarens Creek Road.

The purpose of the consent application is for the creation of a new lot by severing a portion of the subject lands. The subject lands are comprised of a single parcel which has multiple municipal addresses (28 Loop Line and 54 Loop Line in Emily and which is legally described as Part Lot 20, Concession 4, Geographic Township of Emily, City of Kawartha Lakes.

The subject lands are approximately 35.1 hectares (86.7 acres) in size, with approximately 194.8 metres of frontage along Loop Line. The property has two civic addresses and functionally operates as two different properties.

The proposed severed lands would be approximately 3.7 hectares (9.1 acres) in size with approximately 114.7 metres of frontage on Loop Line. The lands to be severed are currently occupied by a single detached dwelling, a well and a septic system. The lands to be severed would retain the municipal address of 28 Loop Line, Emily

The proposed retained lands would be approximately 31.4 hectares (77.6 acres) in size, with approximately 80.1 metres of frontage on Loop Line. The lands to be retained are currently occupied by a single detached dwelling, a barn, a shed, a well and septic system. The lands to be retained would retain the municipal address of 54 Loop Line, Emily

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
