The purpose of the application is to facilitate a lot addition between two abutting parcels: the Subject Lands, located at 60 Major Street; and the Benefitting Lands, located at 52 Major Street.

The Subject Lands, 60 Major Street, (legally described as Part Lot 8, Concession 11, Plan Number 189 Lot 19, Part of Lot 18, Geographic Township of Fenelon, City of Kawartha Lakes) are approximately 4,542 square metres (1.12 acres) in size, with approximately 76.2 metres of frontage on Major Street, and contain a single detached dwelling and accessory structures.

The Benefitting Lands, 52 Major Street, (legally described as Parts of Lot 17 and 18, Plan Number 189, Bed of Sturgeon Lake Registered Plan 57R10267 Parts 1 to 3, Geographic Township of Fenelon, now City of Kawartha Lakes ) are approximately 3,287.5  square metres (0.81 acres) in size, with approximately 55.2 metres frontage on Major Street, and contain a single detached dwelling and accessory structures.

Through the proposed consent, a vacant portion of the Subject Lands, approximately 1090.6 square metres (0.27 acres) in size with approximately 18.3 metres frontage on Major Street, will be transferred to the Benefitting Property.

As a result of the application, the proposed Severed Lands will be legally consolidated with 52 Major Street resulting in an enlarged parcel of approximately 4,378.1 square metres (1.08 acre) in area with an approximately 73.5 metres frontage.

As a result of the application the proposed Retained Lands would be approximately 3,451.4 square metres (0.85 acres) in area with an approximate frontage of 57.9 metres.

The purpose of the consent application is to facilitate creation of a new lot through the severance of a dwelling which is surplus to a farming operation. The Subject Lands, located at 1 O’Donnell Road, (legally described as Part of Lot 9, Concession 5, former Township of Ops, now City of Kawartha Lakes) are approximately 41.1 hectares (101.4 acres) in total area, with approximately 307.1 metres of frontage on O’Donnell Road. The Subject Lands are a through lot and abut both O’Donnell Road and Ontario Highway 35.

Through the proposed severance, a portion of land approximately 1.00 hectare (2.47 acres) in area with a frontage of approximately 25.8 metres will be severed to create a new residential lot. The Severed Lands contain an existing dwelling, a private well, a private on-site sewage system, and accessory structures.

As a result of the proposed severance the proposed Retained Lands would have an area of approximately 40.1 hectares (99.00 acres), with an approximate frontage of 281.3 metres along O’Donnell Road. The proposed Retained Lands are utilized for agricultural purposes and would be consolidated with a non-abutting farm parcel municipally known as 1206 River Road, Ops.

The purpose of the consent application is to facilitate the creation of a new lot through the severance of a dwelling which is surplus to a farming operation. The Subject Lands, located at 1452 White Rock Road (legally described as Part of Lot 11, Concession 15, Geographic Township of Mariposa, City of Kawartha Lakes), are approximately 81.1 hectares (200.4 acres) in total area, with approximately 1,461.6 metres of combined frontage on White Rock Road. The property is also bounded by Linden Valley Road and Woodville Road, with approximate frontages of 606.0 metres and 593.2 metres, respectively.

Through the proposed severance, a portion of land approximately 0.95 hectares (2.35 acres) in area with a frontage of 12.8 metres on White Rock Road will be severed to create a new residential lot. The Severed Lands contain an existing detached dwelling, a private well, a private sewage system, and accessory structures including a shed and solar panel pads.

As a result of the proposed severance, the Retained Lands would be approximately 80.2 hectares (198.1 acres) in area, retaining a combined frontage of approximately 1,448.8 metres on White Rock Road and Woodville Road. An existing entrance off White Rock Road will continue to provide access. The Retained Lands are vacant, utilized for agricultural purposes, and would be consolidated with a non-abutting farm parcel municipally known as 1162 White Rock Road.

Applications for consent have been submitted to facilitate the creation of a new lot through the severance of a surplus farm dwelling and the creation of an easement. The Subject Lands are a through lot abutting both Centennial Park Road and Prospect Road, located at 154 Centennial Park Road, legally described as Part of Lots 18 and Part of East ½ Lot 19, Concession 4, Geographic Township of Eldon, City of Kawartha Lakes, and are approximately 117.0 hectares (289.1 acres) in area, with approximately 618.2 metres of frontage on Centennial Park Road.

Through the proposed severance, a portion of land approximately 1.0 hectares (2.47 acres) in area with a frontage of approximately 38.0 metres will be severed from the Subject Lands to create a new lot. This land contains an existing detached dwelling, accessory structures, and private water and septic systems.

The proposed easement over the Retained Lands in favour of the Severed Lands would be comprised of an approximately 10.0-metre-wide strip along the outside of the northern lot line of the proposed severed parcel. The purpose of the easement is to provide formal legal access to the hydro infrastructure that serves the severed lands.

As a result of these applications, the proposed Retained Lands would have a lot area of approximately 116.0 hectares (286.6 acres) and a combined frontage of approximately 580.2 metres on Centennial Park Road. The proposed Retained Lands are utilized for agricultural purposes and would be consolidated with a non-abutting farm parcel municipally known as 1561 Kirkfield Road, which is operated by the same owner.

D03-2026-015          Location:      1430 Fleetwood Road, 595 Ski Hill Road

The purpose of the application is to facilitate a lot line adjustment between 1430 Fleetwood Road and 595 Ski Hill Road. Through the proposed lot line adjustment, the lot area of 595 Ski Hill Road is to be increased. The applicant proposes to construct an Additional Residential Unit (ARU) at 595 Ski Hill Road, and the proposed lot line adjustment will provide more lot area to accommodate the ARU.

The subject lands, being 1430 Fleetwood Road, are currently +/- 9.2 hectares (+/- 22.7 acres) in size with +/- 260 metres of frontage on Fleetwood Road and +/- 680 metres of frontage on Ski Hill Road. The benefitting lands, being 595 Ski Hill Road, are currently +/- 0.6 hectares (+/- 1.5 acres) in size with +/- 91 metres of frontage on Ski Hill Road.

The lands to be severed from the subject lands are +/- 1.5 hectares (+/- 3.7 acres) in size with +/- 260 metres of frontage on Ski Hill Road.

As a result of the proposed lot line adjustment, the retained lands (being 1430 Fleetwood Road) would be +/- 7.7 hectares (19 acres) in size with +/- 260 metres of frontage on Fleetwood Road and +/- 420 metres of frontage on Ski Hill Road. The benefitting lands (being 595 Ski Hill Road) would increase in size to +/- 2.1 hectares (+/- 5.2 acres) with +/- 351 metres of frontage on Ski Hill Road.

Applications for consent and a redline revision to a Draft Plan of Subdivision have been submitted to facilitate the exclusion of a parcel of commercial lands from the approved draft plan.

The Subject Lands are part of a draft-approved subdivision (File No. 16T-18501) known as Sugarwood, generally located at the northeast corner of Colborne Street West and Highway 35, legally described as Part of Lot 22, Concession 4, Geographic Township of Ops, City of Kawartha Lakes. The Subject Lands have a total area of approximately 10.8 hectares (26.7 acres), with frontage on Highway 35 and future internal subdivision roads.

Through the proposed severance, a parcel of land approximately 2.16 hectares (5.34 acres) in area will be severed from the Subject Lands to create a new lot. The severed parcel will have approximately 156.6 metres of frontage on Highway 35, as well as frontage along future internal subdivision roads. This land is currently vacant and is intended to be developed for commercial uses.

As a result of the proposed severance, the Retained Lands would have a lot area of approximately 8.64 hectares (21.4 acres). The Retained Lands form an irregularly shaped parcel containing draft-approved rights-of-way and blocks for future mixed-use and institutional areas, with approximately 138.9 metres frontage on Highway 35 and future internal subdivision roads. The proposed Retained Lands are currently vacant and will be developed in accordance with the approved draft plan of subdivision.

The purpose of the proposed consent application is to create one (1) new residential building lot with frontage onto Robinson Avenue and Hartley Road for low-density residential uses.

 

The proposed severed lot is +/- 2,057.3 square metres with +/- 22 metres of frontage onto Robinson Avenue. The proposed severed lot is to contain a future single detached dwelling.

 

The proposed retained lot is +/- 2,294.3 square metres with +/- 22 metres of frontage onto Robinson Avenue. The proposed retained lot will maintain the use of the existing single detached dwelling and accessory structures.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
