Notice of Application for Consent to Convey Land
D03-2026-025 Location: 98 Cosh’s Road
Part Lot 18 & 19, Verulam Concession 9
Geographic Township of Verulam
An application for consent has been submitted to facilitate the creation of a new agricultural lot. The Subject Lands are located at 98 Cosh’s Road, legally described as Part of Lots 18 and 19, Concession 9, Geographic Township of Verulam, as in Instrument R227732; City of Kawartha Lakes. The Subject Lands are a through-lot, approximately 80.2 hectares (198.3 acres) in area, with approximately 621.5 metres of frontage on Cosh’s Road and approximately 520.9 metres of frontage on Oliver’s Road.
Through the proposed severance, a portion of land approximately 40.1 hectares (99.1 acres) in area with approximately 520.9 metres of frontage on Oliver’s Road will be severed from the Subject Lands to create a new lot. The Severed Lands are currently occupied by agricultural lands with a detached dwelling, a barn, and agricultural outbuildings.
As a result of the application, the Retained Lands would have a lot area of approximately 40.1 hectares (99.1 acres) in area with a frontage of approximately 621.5 metres of frontage on Cosh’s Road. The proposed Retained Lands are currently occupied by agricultural lands with a detached dwelling, a barn, and agricultural outbuildings.
D03-2025-026 Location: 201 Mustang Drive,
Lot 4 Concession 13
Geographic Township of Emily, Ward 6
The purpose of the proposed consent is to facilitate a lot addition and transfer of a portion of the Subject Lands (legally described as South 1/2 Lot 4, Concession 13, Emily, Except Parts 1 and 2 of Registered Plan 57R-1046 and Part 1 of Registered Plan 57R-1918, now City of Kawartha Lakes) to the Benefitting Lands at 193 Mustang Drive, Emily (legally described as Part Lot 4, Concession 13, Emily, Part 2 of Registered Plan 57R-1046, now City of Kawartha Lakes). The lands to be severed will merge in title with the Benefitting Lands. An independent, buildable lot is not being created.
The Subject Lands encompass an area of approximately 40.2 hectares (99.3 acres) in size with approximately 410.8 metres of frontage along Mustang Drive. The Subject Lands consist predominantly of farmland, with a dwelling unit and associated accessory structures.
The proposed Severed Lands would be approximately 0.38 hectares (0.93 acres) in size with 41.8 metres of frontage on Mustang Drive. The Severed Lands are generally vacant with two metal storage containers.
The Benefitting Lands encompass an area of approximately 0.41 hectares (1.02 acres) in size, and approximately 45.7 metres of frontage along Mustang Drive. As a result of the consent, the Benefitting Lands would be approximately 0.79 hectares (1.95 acres) in size, with an approximate frontage of 87.5 metres along Mustang Drive. The Retained Lands at 201 Mustang Drive would be approximately 39.8 hectares (98.4 acres) in size with approximately 369.0 metres along Mustang Drive.
D03-2026-027 Location: 5054 Highway 35
Lot 27, Part Lots 26 and 37, RCP 545
Geographic Township of Fenelon, Ward 3
The purpose of the proposed consent is to facilitate a lot addition to resolve an existing structural encroachment, transferring a portion of the 5054 Highway 35 (the Subject Lands), legally described as Lot 27 and Part of Lots 26 and 37, Registered Compiled Plan 545, designated as Part 2 on Reference Plan 57R-263 and Parts 3 and 6 on Reference Plan 57R-3718, City of Kawartha Lakes, to the abutting Benefitting Lands at 14 Jubbs Shore Road (legally described as Part of Block 10, Registered Plan 573, designated as Part 1 on Reference Plan 57R-10619, City of Kawartha Lakes). The lands to be severed will merge in title with the Benefitting Lands. An independent, buildable lot is not being created.
The Subject Lands encompass an area of approximately 4.03 hectares (9.95 acres) with approximately 20.1 metres of frontage along Response Street, approximately 301.2 metres of frontage along Highway 35, and canal access to Cameron Lake. The Subject Lands contain a 2-storey dwelling, and a number of accessory structures including a garage, gazebo, boathouse, and frame bunkies.
The Benefitting Lands encompass an area of approximately 0.67 hectares (1.66 acres) in size and have approximately 35 metres of frontage along Jubbs Shore Road. The Benefitting Lands contain a 1-storey dwelling and accessory structures.
The proposed Severed Lands would be approximately 918 square metres in size and contain a portion of an encroaching deck and shed associated with the Benefitting Lands.
As a result of the consent, the expanded Benefitting Lands would be approximately 0.76 hectares (1.89 acres) in size. The Retained Lands at 5054 Highway 35 would be approximately 3.94 hectares (9.74 acres) in size. There are no proposed changes in frontage or access to either the Retained or Benefitting Lands through the proposed consent.
D03-2026-028 Location: 35 St. George Street
Part Park Lot 36, West St. George Street
Former Town of Lindsay (Ward 5)
The purpose of the consent application is to sever the property municipally addressed as 35 St. George Street, legally described as Part of Park Lot 36, North Side of Queen Street, Registered Plan 15P, in the former Town of Lindsay, City of Kawartha Lakes (the Subject Lands) to facilitate a lot line adjustment. Through the proposed lot line adjustment, land would be severed from the Subject Lands and merge in title with the abutting lands to the north at 37 St. George Street (the Benefitting Lands). An independent, buildable lot is not being created.
The Subject Lands have an area of approximately 1,660 square metres (0.41 acres) and a frontage of approximately 18.27 metres along St. George Street. The Subject Lands are currently vacant.
Through the proposed severance, approximately 1,072 square metres (0.26 acres) with a frontage of 5.4 metres, would be severed from the Subject Lands and merged with the Benefitting Lands.
The proposed Retained Lands would have an area of approximately 588 square metres (0.15 acres) and a frontage of approximately 12.87 metres along St. George Street. As a result of the proposed severance the Benefitting Lands would have an area of approximately 2,588.1 square metres (0.64 acres) and a frontage of approximately 22.2 metres along St. George Street. The Benefitting Lands contain a single detached dwelling and a detached garage.
D03-2026-018 Location: 5 Robinson Avenue
Part of Lot 53, South of Portage Road; Lots 1 and 2, Plan 297
Geographic Township of Eldon, Ward 1
The purpose of the proposed consent application is to create one (1) new residential building lot with frontage onto Robinson Avenue and Hartley Road for low-density residential uses.
The proposed severed lot is +/- 2,044.8 square metres with +/- 17 metres of frontage onto Robinson Avenue. The proposed severed lot is to contain a future single detached dwelling.
The proposed retained lot is +/- 2,294.3 square metres with +/- 22 metres of frontage onto Robinson Avenue. The proposed retained lot will maintain the use of the existing single detached dwelling and accessory structures.

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
