Notice of Application for Consent to Convey Land

The purpose of the applications is to facilitate concurrent consents for lot additions between two abutting properties, municipally known as 586 Frank Hill Road and 4925 Highway 7 in Emily, to realign the shared lot configuration. The Subject Lands are legally described as Part of the South Part of Lot 23, Concession 4, Geographic Township of Emily, as in Instrument R218163; City of Kawartha Lakes (586 Frank Hill Road) and Part of the South Part of Lot 23, Concession 4, Geographic Township of Emily, as in Instrument R164583, save and except Part 2 on Reference Plan 57R-9242, and Part 5 and Part of Part 2 on Plan HWY656H; City of Kawartha Lakes (4925 Highway 7).
The Subject Lands at 586 Frank Hill Road encompass an area of approximately 0.83 hectares (2.1 acres) and have a frontage of approximately 41.5 metres on Frank Hill Road. The Subject Lands contain an existing commercial/industrial operation. The lands to be severed (approximately 0.4 hectares) will be added to the adjacent property at 4925 Highway 7.

The Subject Lands at 4925 Highway 7 encompass an area of approximately 29.5 hectares (72.9 acres) and have a frontage of approximately 199.0 metres on Highway 7 and approximately 101.2 metres on Frank Hill Road. The Subject Lands are predominantly agricultural in nature. The lands to be severed (approximately 0.4 hectares) will be added to the adjacent property at 586 Frank Hill Road.

As a result of the applications, 586 Frank Hill Road and 4925 Highway 7 would each swap an approximately 0.40-hectare piece of land. The resulting proposed Retained Lands for each parcel would remain the same area, have the same frontages, and maintain their existing road access.

D03-2026-031    Location:    836 Post Road
                                               Part Lot 13, Ops Concession 9 (Ward 6)
                                               Geographic Township of Ops


The purpose of this consent is to facilitate the severance of a farmhouse surplus to an agricultural operation at the lands identified as 836 Post Road (legally described as Part East 1/2 Lot 13 and Part West ½ Lot 13, Concession 9, Geographic Township of Ops). The proposal would result in the creation of a new residential lot limited in size to accommodate the existing dwelling, and appropriate sewage and water services, while the balance of the lands will be preserved for continued agricultural use and be consolidated with a non-abutting farm parcel municipally known as 254 Tracey’s Hill Road (legally described as Part East 1/2 Lot 15 and Part West 1/2 Lot 15, Concession 9, Geographic Township of Ops).

The Subject Lands encompass an area of approximately 56.9 hectares (140.1 acres) and have a split frontage of approximately 199.44 metres along Post Road, and 299.0 metres along Settlers Road. The Subject Lands are predominantly agricultural, and contain an existing 2-storey farm dwelling, inground pool, and septic tank. The existing frame barn and shed are slated for removal.

The proposed Severed Lands would be approximately 8,000 square metres (1.98 acres) in size with a frontage of 73.20 metres on Post Road, from which it will also be accessed. The Severed Lands currently contain an existing 2-storey farm dwelling, inground pool, and septic tank, along with a frame barn and shed both set for removal. 

The proposed Retained Lands would be approximately 55.9 hectares (138.13 acres) in size with a frontage of 126.24 metres on Post Road. The Retained Lands are currently occupied by agricultural lands, will maintain access from Settlers Road and are proposed to be consolidated with an existing farm parcel, municipally known as 254 Tracey’s Hill Road. 

D03-2026-032    Location:   1022 Skyline Road
                                              Part Lot 17, Concession 9 (Ward 4)
                                              Geographic Township of Mariposa


The purpose of the consent application is to facilitate a lot addition application between two neighbouring properties municipally known as 1022 Skyline Road and 1042 Skyline Road in the Geographic Township of Mariposa. 1022 Skyline Road (The “Subject Lands”) are legally described as Part of Lot 17, Concession 9 Geographic Township of Mariposa, now City of Kawartha Lakes. 1042 Skyline Road (the “Benefitting Lands”) are legally described as Part of Lot 17, Concession 9, Being Part 1, PLAN 57R-4720 Geographic Township of Mariposa, now City of Kawartha Lakes. 
The Subject Lands encompass an area of approximately 19.7 hectares (48.7 acres) in size with 301.2 metre frontage on Skyline Road. They are actively cultivated for agricultural purposes and contain a single detached dwelling. 
Through the proposed application, approximately 0.34 hectares (0.85 acres) of land containing a gravel driveway (the “Severed Lands”) will be severed from the Subject Lands and added to the Benefitting Lands. The Severed Lands have no direct frontage onto Skyline Road.
As a result of the application, the balance of the Subject Lands (the “Retained Lands”) would be approximately 19.4 hectares (47.9 acres) in size, with a frontage of 301.2 metres on Skyline Road. The Retained Lands, which contain a single detached dwelling, will continue to be utilized for agricultural and maintain access via Skyline Road.
The Benefitting Lands encompass an area of approximately 0.56 hectares (1.38 acres) in size with a frontage of 61.0 metres on Skyline Road containing a single detached dwelling and frame garage. As a result of the application, the Benefitting Lands would be approximately 0.9 hectares (2.22 acres) in size and maintain a frontage of 61.0 metres on Skyline Road.


D03-2026-033    Location:    210 Grasshill Road
                                               Lot 4, Concession 7 (Ward 4)
                                               Geographic Township of Eldon 


An application for consent has been submitted to facilitate the creation of a new agricultural lot. The Subject Lands are located at 210 Grasshill Road, legally described as Lot 4, Concession 7, Geographic Township of Eldon, now in the City of Kawartha Lakes. The Subject Lands are a through-lot, approximately 86 hectares (212.5 acres) in area, with approximately 614 metres of frontage on Grasshill Road and approximately 613 metres of frontage on Kirkfield Road.  
Through the proposed severance, a portion of land approximately 43 hectares (106.25 acres) in area with approximately 613 metres of frontage on Kirkfield Road will be severed from the Subject Lands to create a new lot. The Severed Lands are currently vacant.  
 As a result of the application, the Retained Lands would have a lot area of approximately 43 hectares (106.25 acres) in area with a frontage of approximately 614 metres of frontage on Grasshill Road. The proposed Retained Lands are currently occupied by agricultural lands and contains no structures.

D03-2026-034    Location:        946 Meadowview Road
                                                   Part Lot 18, Concession 1 (Ward 8)
                                                  Geographic Township of Emily


The purpose of the consent application is to facilitate the creation of a new residential lot for a retiring farmer at 946 Meadowview Road, Emily (legally described as Part of the East Half of Lot 18, Concession 1, Geographic Township of Emily, as in Instrument R308442; now City of Kawartha Lakes). 
The Subject Lands encompass an area of approximately 40.0 hectares (98.8 acres) with frontages of approximately 300.0 metres along Meadowview Road, 1,270.0 metres along Orange Corners Road, and 300.0 metres along Hayes Line. 
The proposed Severed Lands would be approximately 1.0 hectare (2.5 acres) in area with 100.0 metres of frontage on Hayes Line. The Severed Lands are currently vacant and are accessed by an existing driveway connecting to Hayes Line and are intended to be developed for residential purposes. 
As a result of the application, the proposed Retained Lands would be approximately 39.0 hectares (96.4 acres) in size, with a frontage of approximately 300.0 metres on Meadowview Road, 1,270 metres on Orange Corners Road, and 200 metres on Hayes Line. The Retained Lands contain a dwelling, agricultural barns, and outbuildings and will maintain access via Meadowview Road. 

If a person or public body that files an appeal of a decision of the City of Kawartha Lakes in respect of a proposed consent does not make written submissions to the City of Kawartha Lakes before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.
